Re-rendering, Facade renovation, Scaffolding costs

Can anyone who has had an old stone house re-rendered in Switzerland please give me an idea of costs they paid? This would include hacking off the old render, and re-rendering. I am in the Adliswil (Zurich) area. Either costs per M2 of outside wall, or approximate size of property. This place is 3 stories, 80m2 floor area per floor.

I am also interested in the cost of erecting/taking down scaffolding. Also, how does the weekly rental cost of the scaffolding compare to the installation/removal costs? For example, is a months rental equal to the cost of installation/removal?

I can't advise you on scaffolding cost but Fontana Dachbau (tel 0447133529) in Langnau are reasonably for scaffolding (but get a few quotes their prices depend on the amount of work they have), tell them Rob sent you. Their English isn't good but with hands and feet it always worked ok.
We rendered our house (same size) about two years ago cost was about CHF18k but they did put a net in the base coat so that there would not be any cracking. We also had the render "tinted" the same colour as the paint so when my boys smash the walls (as boys do!!) it doesn't show the marks so badly, CHF500 well spent. Depending on the house (and your budget) it is worth considering putting foam insulation under the render especially on the walls which don't get much sun, I wish we had done this but time and window design made it too complicated. The best company for this work is Poska Gipserschäft, we and several friends have used them repeatedly over 4/5 years and have always been happy with their work and prices, call Ermond 0523472540 or 0797572327 again their English is not so good and tell them Rob and Tanja sent you. Truely one of the few gentlemen in the building trade here.

I understand cost depends on the location of the crew you hire. According to one report I read, it can vary radically. They gathered estimates for a painting project from crews from the Zurich gold coast, to Basel, Rheinfelden, and even slightly across the border. For the same paint job, the crews in the Zurich gold coast area charge in the couple of thousands, while the crews in the Rheinfelden and across the border estimated in the hundreds. Unfortunately, I don't recall where I saw it.

In any of those cases, the workers may very well be the same Portugese construction worker who come seasonally to Switzerland.

I would consider out-sourcing to neighboring countries. Afterall, I see even the government and gemeindes outsource their construction work to lower bidders in foreign countries.

There is some truth in what you say, it does get back to overheads, a Gold Coast business pays a premium for rent and workers so like any business, some of this is passed onto consumers. It depends on the job, if it is a big job when travel costs are factored in then this can add a lot to the total job price. It is damn hard to compare apples with apples in the building trades here without a good understanding of Deutsch and Architecture, writing skills are not always their strong point so what appears to be the same isn't always so. Always get a few quotes and work from word of mouth, everything should be in writing or if you have a problem you are in a world of pain. Consumer protection laws for homeowners here are almost non existant, the "poor" builder needs protection from the "rich/mean/fussy" homeowner, so any recourse is difficult and expensive (and law insurance can't always help you).

I'm looking into getting this done - and it's good to see someone has posted a number (18k - thx for that) for getting what sounds like quite a lot of rendering work done too.

I'm not sure to what extent we'll have rendering as it's a fairly modern house and is ok but for one crack by the chimney outlet in the side, but it certainly needs some decent weatherproof with paint.

I can and will update this thread too once I have some experiences to contribute, but until then....
Does anyone have any experience of doing this in the Bern area?
