Sub letting a room

Im looking for a place in Geneva/Lausanne as it is difficult to find basic accommodation I might expand my search in the opposite direction.

Does anyone know what are the rules on renting out a room from an apartment you rent. Subletting a room out is not ideal and there will be negotiating with the landlord, however I'm just asking the forum for advice on contracts, insurance, real estate checks, bureaucracy etc.
