Big problems with rental company....

Hello everyone,

Sorry if this is going to sound like an absolute rant, but we are having such a bad time with the company who have taken over the responsibility of our building. It was another company who handled things when we moved in, but this new 'organisation' (I say it in the lowest sense of the word) are absolute crap.

We are moving at the start of April. There are mold problems in here. I suffer from pretty bad asthma, and I think the mold is starting to take it's toll on my chest. A month ago, we reported the mold for the first time to the new company. Without ever seeing the mold, the immediate response was 'You don't open the windows enough'. Sorry but it's just a total lie. When we had mold before with the old rental company, a professional already told us that the insulation in the building is no good.

Well, they said they'd send someone, but they haven't. I get the impression they're trying to do it when we're gone, in April. But my health is not good with the mold and I find it totally irresponsible of them. They try to blame the mold on us, yet they are not so confident as to send out a professional. It's gotten to the stage where we've asked about 10 times, when is someone coming? They say they'll get onto it, and they never do.

That's the main problem, but there are many more. They don't communicate at all, call us on the wrong number, don't call when they say they will, behave unprofessionally on the phone. For example, when asking again about the mold, the wanker said 'Oh, my nerves....' and yet still, here we are, with nobody taking it seriously. It's very bad and I even wonder if the ceiling will fall through sometimes.

The Hauswarten in here is also a total bully. She messes us about with the key when it's our laundry day, insults us, and obviously there is nobody to complain to...It's like a clique. She demands we give the key back to her, when it's a free laundy day....with another neighbour standing by with a basket of clothes, in our face. They humiliate us and watch us having to take our clothes out while they put theirs in. I feel so stressed with it all and just can't wait to move.

Do I have any rights here? If we hire someone to sort out the mold, it's in our contract that we'd have to pay. They have to send someone themselves. It's not a financial thing, but a matter of principal. We have such a smug bastard handling our requests now. You should see their website, an amateur piece of rubbish that may as well not even exist on the worldwide web. I miss Red Invest They handled things by the law and didn't tolerate the bullying in the building. Since the new company started, the bullying started again.

What can we do? It might not sound drastically bad, but it's hard to live around this, day and night.

Are you a member of the mieterverband equivalent down there, the ASLOCA?

It sounds a big mess and its best to speak to professionals who will be able to light a fire under your housing agents' arses about the mould problem and their unprofessional attitudes. If they are being such a pain now, imagine when you move in April? They are probably trying to pin the mould problem on you (as these problems are expensive to fix), hence putting off the visits - dont be a scape goat. Get the help of professionals who will represent your interest.

Then you'll see the 'organisation' 'managing' your apartments do something ...

Don't bash the Swiss that way.. it happens in every country, had it in Ireland too..

Except there i went to the office and said if they wanted my next months rent, they better solve it within 5 working days , or i wouldn't pay.

Next morning i got a call from the office that a rep wanted to see me the next hour, and visit some replacement appartments.

Got a a key to the new place there and then, and a full month to move from a to b without being charged double rent.

But i understand this is illegal in Switzerland as you can not do that here

On topic :

There are some products you can buy at your local supermarket to remove the mold..i know its not your job but for the price of the product and a pair of gloves, at least you know it won't harm you anymore for the time being.

Unfortunately mold aproblems very often are related to bad airing or tilting windows in the winter rather than opening fully. The Mieterverband is one idea, alternatively you could get a company that specialises in dealing with humidity problems to come in and give you an assessment. If it is your fault it will give you an opportunity to deal with it before you hand your place back. If it is not your fault, having a professional assessment should put an and to any bleating by the management company and give you some ammunition to ask for rent reduction given the unacceptable living conditions. That will probably get them to focus very quickly...

Mould also occurs if there is no suffîcient VMC or air extraction in the room. Better than communicating by email and phone, get down to their office and stay there till they fix it. Its probably time well spent.

Where are you? Your profile says Luzern, but summerain pointed you to the ASLOCA site. Just curious, is it Foncia Geco? They were our previous regie and were crap, to be honest.

Thanks everyone, it is very frustrating. We're going a company like summerrain has suggested (Mieterschutz)

Hopefully all will be sorted soon, we will get an assessment just to make absolutely certain it's not our fault, although I'm pretty much 100% certain that it isn't. The way they have delayed sending someone is very suspicious, too.

Living here is a joke.....absolutely can't wait to move! We're with KLI....disgraceful service, just to give a heads up to you guys. We were previously with Red Invest and they were excellent.

Again, so happy to be leaving here........I hope the neighbours have a nice time going down with the ship, too It's like an asylum in here.

Okay, we sent a letter on recorded delivery, and the rental company have responded immediately and said they are sending a professional tomorrow. They are also sending the head of the rental company.

I'm scared of being stitched up to be honest.

I wrote a very frustrated letter. I even went around the building taking photographs of any other problems i saw (like other mold in the laundry room) and included it all in the envelope.

But yep - really nervous about a stitch up happening. Any advice about how to handle it tomorrow would be really welcome

I am glad that things are moving forward. Will a representative from the mieterschutz be there with you tomorrow? If not, try getting someone who is fluent in German to be there with you.

To prepare yourself for the meeting, list down every incident/interaction that you've had with the agency regarding this problem from Day 1. Print out those correspondences if you have them and have these notes on hand and be prepared to refer to them when necessary ie: if the head of the agency decide to deny any thing etc. You mentioned in your first post that a previous professional mentioned that the building's insulation wasnt good - was there anything written to document this?

Also, post meeting, document what transpires tomorrow. Email the head of the agency thanking him for his time and the action items moving forward.

Just stay calm, focus on resolving the situation and stick to your facts. Good luck!

Thanks for that Summer

We will print everything out and have it ready.

There are lots of things to say at this meeting. I don't have anything written from the last specialist, but I will try to call our old rental company today and ask them to confirm that they paid for it last time.

In my heart, I believe it's the insulation. I don't trust this company at all.

My other half will be here, as well as some family (including someone who used to handle apartments and problems as a living)

So....just feeling incredibly nervous. It's sad that it has all came to this. It turns out that the idiot I mentioned from the company (the one who said 'ohhh my nerves') has been gossiping with neighbours and rumours are circulating. An email was forwarded to us and I could see their correspondence to eachother. I'm disgusted. He's never even been to the building or met us.....how professional is that?

We also had another incident where we left a book shelf outside our door for someone to collect. We were out when the person collected it, so he rang the door of the neighbour. Anyway - the next day, the neighbour was furious and tried to force his way into our apartment, shouting. My other half had to push him out of the apartment and close the door and lock it.

Then the neighbour banged the door yelling....fun!

Just had news from Mieterschutz that the mold is definitely not our fault, especially since the company took so long to reply! They said 'If they try to blame it on you, come back to us'.

So we will see......the frustration is the worst thing of it all. We were too nice to people and they turned us into targets. It's like a playground in here. Still, 3 weeks til the move
