Why so few ads for apartment rents in Geneva ?

Hello,

Sorry for such naive question, but just wondering why there are so few ads about apartment rents in Geneva.

I did the following experiment:
search in homegate in the whole neighborhood of kanton Geneva (i.e including France and other neighbor kantons) for apartments with rent up to 1500 - and got just 21 matches!
Then I searched through homegate apartments just in city of Zurich and with rent up to 1500 and I got 164 matches! (and even if search with rent up to 1000 in city of Zurich it finds 42 matches)

And generally I see very few new ads for Geneva in several days.

So, is it that Geneva's apartments are much more expensive or they all are in some other place (I have checked almost all website, which are listed in "List of sites for searching apartments, housing and serviced apartments " and maybe some other too with approximately same result) or there really are very few ads ?

PS: currently I live in Zurich, so I know almost everything about rents in ZH, but moving to Geneva and don't know anything about its market yet...

Because the demand so high, when an apartment is freed it does not have time to hit the market before somebody gets it.

I would not rely too much on homegate or any other similar agency to find something in the area.

Where do people live then ?
I have heard Geneva is more international than Zurich is, so theoretically there should be more moving in/moving out activities ...

Further and further away, Nyon, nearby France, up into the Jura mountains, with longer and longer commutes.
Apartments are snatched away immediately, either by word of mouth or relocation agents.

To find something in Geneva you need a lot of patience, money, and luck. Although good contacts are the only way to ensure a good place...

I used mainly http://www.immostreet.ch/ and http://www.geneveimmobilier.ch/gi/. I clicked on every apartment that looked slightly ok, and arranged visits to most of them before coming to Geneva.

As soon as I arrived, I visited the first one and was l extremely lucky to get it.

If you have a comfortable budget, there is usually no problem, you do not have to live in Jura. What is the problem is finding a flat that offers good value for money. I noticed that some flats and houses have been on the rental market for a while. The catch: monthly rent of 5,000 or more...

Geneva can boast with the nation’s lowest rate of unoccupied dwellings at .20 percent. That's the answer to your question.
As Odile correctly points out, the available apartments are taken right away. What's more, the "regie" normally have waiting lists and don't even need to think about where to find the next best candidate for an apartment since dozens are available already.

Look at ads in Tribune de Gèneve (http://annonces.tdg.ch/category/immobilier/immobilier) and other local newspapers. Keep your eyes and ears open, telling all your contacts to do the same for you. If you run a one-person household, consider downsizing to a studio or flat sharing. Lots of people do this on a temporary basis until the right opportunity comes along.

You may feel better, perhaps - to know that it is not just foreigners who find it impossible- it is even worse for the Swiss in some ways- and sadly, it is creating a lot of resentment. No, not just from those who are 'anti' foreigners at all, but who have lived there all their life and get priced out of their own community. Teachers, nurses, white collar workers, middle management, just cannot keep up with the rental hikes- and have no choice but to move away with long commutes, or re-locate to cheaper areas of CH, against their wishes. Many of my friends from Geneva have had to move away like this, as they could not find larger apartments when they had kids, etc. Their impression is that many re-location agents/immobs are directly linked to new businesses having to find accom for the staff they are 'importing' and that yes, money does indeed talk- the 'ordinary' folk, Swiss or not- are now virtually locked out of the system.

We used a relocation agent for both our temporary sublet and our brand spanking new apartment in Nyon (which we can't wait to move into in 2 - 3 weeks' time).

It does cost, but you hire them to do a job and they do it pretty quickly - we were in our sublease within a week of meeting our agent and signed a lease on our apartment in less than three weeks.

You can try find long term sublets/leases or even short term ones on glocals.com - seems that's where everyone in Geneva posts...

There are also apartments listen at universities, check out the message boards at all unies. The quality might be questionable, but the rents are usually cheaper than in the papers or online.

And sometimes even if they reach the public market, it's just an appearance. It happened to a friend of mine: He was visiting a very good apartment, and when he tried to applied for it the regie told him that it was already taken, but they had to keep showing it.

A really interesting video- which illustrates so well what I've said here many times - if you look further away from the Leman Riviera and Geneva/Lausanne - you can still find amazing projects with huge amounts of space and huge potential, for a fraction of the cost. Great to see some people are beginning to think outside the Riviera box.

Glad to see i'm not the only one wondering what I was missing. Hoping to move to Geneva in next 2 months. We are hammering all the websites and know one guy in Geneva so hoping to find something reasonable. Are prices and living standards better across the border. Is it worth looking in Gaillard or such areas?

Personally I'd wouldn't live in Gaillard or Annemasse, but you've got some nice places around Geneva, in France. Have a look to the forum, there's some threads about it.

to come back on the primary subject, I'm living now in France, with my parents, and I don't know how I'll do when I will be able to come back to live in Geneva. It was a miracle I've got my precedent flat but as I had to leave it....

That is the thing, if you 'sit tight' it is very difficult for the owner to get rid of you - but if you want to move, let's say to a larger flat because of a growing family - it is almost impossible in Geneva. As soon as somebody leaves, the flat is completely renovated at great cost, and the rental price doubled or more. So 'ordinary' people don't get a chance - Swiss or foreign.
As said, this is NOT an anti-foreign statement, but the reality of the situation on the ground. And yes, it is causing much resentment, sadly.
