Cancellation of a flat contract: template and some questions

Hello,

we just got an appartment from 1 April and want to terminate our current flat contract as soon as possible. I just called the agency and they say a wierd thing that it is to short notice even if we find someone from 1 April and min termination date is 15 April. I believe they are not right but I didn't find ANY rules about termination in my contract at all! Are those rules general and are written somewhere?

Anyway, I'm now looking for the template of the termination letter. Does anyone have such?

Check your contract again, there are always rules of termination set up in it. Usually it is 3 months notice so yes, three weeks is a little short. If you don't want to pay 2 rents, then you will need to find someone to move in by the 1st of April.

Yes, sure, I look for the next tenant! And there are already several people interested in it. But they say they need more time to process the applications - I believe that it is their problem, not mine but I want to know where it is written...

Not really. If you can find someone to move in on 1 April AND the agency accepts them for that date all is well and good. If not you are responsible for paying the rent until the other person is able to move in or the terms listed in your contract are complete.

If you have someone now who wants to move in for 1 April it could be possible the agency gets them approved and moved it. But there is no guarantee for that.

Are you sure?
And if the agency will be saying no for three months?
I thought that I have to provide them with someone with similar conditions or smth like that...

You have to give the agency/landlord adequate time to process the applications.
The court for the city of Zurich deems about a month to be an appropriate time:

Just because you receive an answer you don't like, it doesn't mean it's wrong. The terms of notice will be in the contract you signed. Why should an agency break into a sweat just because you signed a contract for another flat?

It will take as long as it takes. What if your new tenants are slow to respond or go away on holiday??

I might be blind, will ask my German-spkeaking neighbor to find the place in the conract about the termination.

If the contract doesn't specify a notice period it's three months to the end of march and september in Zurich.
