rent after leaving & new tenant

We have to move from CH for work and this means leaving the flat early before our contract expires in Sept. We gave notice and talked to the landlord (a rental company) about finding a new tenant.

Anyway, a new tenant was found who was due to arrive in mid-May. No problem, we arranged for the removal and so on for that date and everything was fine.

But then the new tenant pulled out. The landlord found another new tenant soon after but this one can only move in at the beginning of July. Because we've already arranged to leave, this means the flat will be empty for 7 weeks or so.

The problem is that the landlord wants us to pay for the 7 weeks' rent even though we planned our move based on their information about the first tenant.

We're going to write to the landlord about this, but before we do I'd like to know if there's any recourse here or any kind of code which controls this kind of thing.

Any help would be much appreciated!

I think by finding a new tenant, it must be someone who signs a contract, thus releasing you of your obligations and obligating the new tenant.

Did the new tenant sign ? If so, you are off the hook, if not, sorry.

They had (as far as I know) a verbal agreement with the landlord and he told us so we made arrangements. We only arranged the move because the landlord said it would go ahead.

We're prepared for the worst - paying it all - but at the moment seeing if the landlord will compromise; I'm not sure though of whether he's obliged to or not since there was (likely) no contract between him and the first tenant.

Nope. Only that she emailed us that they were due on the 15th May...
