Nice places to live outside of Zurich?

Hi all - I'm being seconded to a company in Zurich for 1-2 years, starting next month. I'm working near the airport and am currently based in short term accommodation near Kloten. As part of the deal, I'm being given a relocation agent. They have asked me to think about what part of the city / areas I'd like to be based, to help their apartment hunting.

I've read quite a bit on it, and understand the different zones / taxes / different rent rates etc. I also have a pretty good idea of the city, and where I would / wouldn't like to live. My question is about places outside of the city, that I might not have thought about. For example, someone mentioned near the Greifensee as an idea.

The sort of things that are important to us are:
1) direct train line into city
2) within 30 min commute of the airport
3) close to a lake (love swimming!!!) and a pretty place helps too!

Any thoughts / help would be great. Sorry if this is a question that has been asked a million times, just before I commit to the areas in the city I'm thinking of (eg zone 7, 8 etc) I'm wondering if there are any lovely places which would fit what we need, that I've missed.

Place near Greifensee? that would be Uster. I highly recommend. Also worked near airport and chose Uster for many reasons. You can search the forum and will see quite a few good words about it.

Thanks for the suggestion. So what are the benefits of living somewhere say like Uster Vs Zone 8 around Seebach?

you will get a larger flat for less money and easier/cheaper, less congested in middle of nice biking paths and still 12 minutes by train to center of Zurich.

To get a flat in Seefeld you will compete with quite a few others who qualify and are Swiss but perhaps your company has some muscle and will get you a place without you having to interview, donate blood and body parts to be approved to rent some tiny box.

Seebach and Seefeld are considered Zurich city. Taxes and rent will be higher. Take a look at this for a comparison of various gemeinde tax rates across the kanton:

I suggest you narrow down a list of places and come back with that, as well as a budget to solicit for opinions.

With your requirements, both sides of the lake (from Aldiswil, Kilchberg, Zollikon, Kusnacht) fit your criteria too. But it depends on how deep your pockets are, whether you have family and their needs, do you need to be near schools/amenities etc, how many rooms minimum you'd require (certain places isnt possible with a certain budget if you want a 5.5 zimmer family house when its more feasible in others)..... - see my point? The list is long and with all due respect, your question is very vague at the moment.

The right place depends on your life style. If you are a family or outdoor person, Uster, Wetzikon, Pfäffikon (ZH, there is another place of the same name in another Kanton...). Another option that most Zurcher will not mention is Winterthur. I lived there for some years and it is a lovely town. With the same budget that gets you a crap place in Zurich's Seefeld can you get a lovely penthouse there... and there are some really cool new developments in walking distance to the main station (the train needs 20 minutes to Zurich and the Autobahn would bring you directly to the airport without crossing the city of Zurich).

Oh purlease Trev, how stressy is it to change from the Thalwil side of the lake, at Zurich HB to get to the airport? A minor inconvenience. You're so spoilt.

frequency of trains on that side of the lake is an issue....time getting there also...Uster for example has the benefit of multiple trains going to Zurich HB per hour mostly with just 1 stop in between.

Thanks all! Let me give you some more info.... there is just my girlfriend and I, we have no kids, are quite outdoors types (like idea of a cycle / walk / swim). Are looking for a 2 bed apartment. Would say we'll be in the city quite a bit at the start especially to socialise! (like the look of some of the events on here in the calendar!!!)
Budget wise - my company will be picking up the bill, but they have given me a budget of c. 2500 - 2800 a month CHF. This is to cover a furnished apartment, including all bills. I know furnished makes like more expensive. But just can't justify the cost of kitting out a place for 1-2 years.

so it seems like I have 3 choices
1) pick a nice part of the city, near the lake on the "airport" side such as Kusnacht etc. Would this even be possible within my budget?
2) opt to live outside near a lake such as Uster or Pfäffikon. This is starting to sound nice. Near lake / nice place to chill, and commutable to work and city!
3) pick somewhere else outside of the city (like Winterthur)
Thanks for help - probably makes sense for me to do a price / quality comparison on these 3 options for a 2 bed apt in terms of rent and taxes etc.

If you want proximity to city center, beautiful view to the lake, and low taxes, you have all that through the line of S7 - Uerikon, Stäfa, Männerdorf, etc.

The "only" problem is the prices. The "house with view to the lake" rent is mostly costlier than living in an area with high taxes. But it is a gorgeous view (check dreamy lake view from working place and dreams of being able to afford a view like this).

kev, places along the gold coast (Zollikon, Kusnacht) will have a direct train to the airport. 25 minutes and you're there. It also has night trains on weekends (5CHF surcharge) if you want to have a night out in the city.

However, your budget of 2500 - 2800 CHF including bills and furniture will be tough to find. Quick search on homegate.ch shows me that the cheapest on this side of the lake is for a 3.0 zimmer (and that isnt even a 2 bedroom) is 2950CHF. There is also only one option within your budget on the other side of the lake, in Thalwil, around 2300CHF.

You might have better luck looking in the city - though not Seefeld. Alternatively, consider a non-furnished apartment, and get 2nd furniture off this forum since you arent staying for too long - as furnished apartments generally are like gold dust and are overpriced.

Also, if you are very specific about your length of stay here, check out www.ums.ch. These are listings of furnished apartments, more so than homegate.ch - the owners/tenants are going on long holidays and sabbaticals. You do have to pay a month's commission if you take the apartment.

Cant advise you on areas like Uster or Winterthur. Am sure others can.

I lived in Horgen and worked in Brüttisellen before. That would be basically the same route. If the OP can get to his work by public transport easily, it's ok. If he has to drive, crossing Zurich city in the rush hours is terrible. My employer was in the middle of an industrial area, so I had to drive. It was terrible back then and with the current Hardbrücke construction drama, I am sure it is worse now.

Try this search engine for apartments to rent, http://www.alle-immobilien.ch
though they dont have furnished apartments in the search function,
at Sfr2800, I really dont think that you will find a furnished 2bedroom - (that is 3.5 room here) in a nice place.

Also check, www.sbb.ch for the direct trains running to the airport. The S2 is one of them.

I used to live in Horgen as well. It is pretty nice.

My choice would be either Thalwil or Horgen. Thalwil has better train connections though.

You can look in www.homegate.ch for apartments. There is also
a tax calculator to see what you will take home after tax. You
can also view the page in English.

Thank you all for the replies. Yes, I'm starting to realise that renting in Zurich, especially if I want somewhere nice isn't going to be cheap! A few questions?

- Would places like Thalwil or Horgen be within my budget?
- Do you think places like Uster or Pffaikon would be better fits?

Actually just did a quick search for comparison ... took a 3 room apartment and found cheapest around. Very rough, but here's what I ended up with. Gives me a good idea alright in terms of the sort of range I'm in. Means for 2500 a month, have a good chance of finding something nice (and maybe furnished) in any of the first 4 places. Lower odds for thalwil & horgen, almost none for around lake at Kusnach etc.. interesting!

Baden 1000
Winterthur 1200
Zug 1400
Uster 1500
Thalwil 1800
Horgen 1800
Kusnacht 2300

The taxes can vary widely by town...

It is best to use the website to see the combination of apartment
cost and the amount of taxes that you will pay.

I think you can get a nice apartment for 2200 in Horgen or Thalwil...

Horgen also has a nice swimming area....for winter as well.

Not really- realistically you do have a chance of something nice with nebenkosten (which does not mean all your bills or even utilities inclusive) in those places, but furnished would be next to a miracle to find through the normal channels.
