Is it possbile to rent on temporary contract.

Hi,

I have a temporary contract (which duration in UNLIMITED with 1 month notice). I will get (when I will finally arrive - that is the info from Swiss immigration) a B permit with this contract.
Will I have any real chance of renting an apartment in this situation (not room, not serviced apartment, a regular one)?
Won't my temporary (but unlimited...) contract be an issue?
Would it help if prove that I have a good bit of savings allowing me to pay rent even if I loose my job?

Regards

Re: Is it possbile to rent on temporary contract.

The Swiss rental system is very weird- with about 4 fixed dates for leaving per year, with normally a 3 months notice. If you just miss your 3 months notice for the next break date, it goes on to the next one- so leaving you with about 6 months to pay. You can break contract early if you can find a solvent and suitable/acceptable new tenant (rules for what is acceptable are a bit vague!). So if you want to rent in Geneva/Lausanne riviera area, or in or near Zurich - it will be very difficult to find a 'proper' flat at all, but finding something short term, near on impossible. Near me, where there is more availability, it might be possible to find some sort of arrangement, but I wouldn't count on it. Perhaps not what you wanted to hear, sorry - but best you know what's what.

You will have less trouble finding what you want if you can pay loads .

Let me see... "temporary contract with unlimited duration" .... mmmm...

Am I the only one having problems with that sentence?

My first worry would be finding a suitable apartment. There is no need to show them your temporary but unlimited contract, the B permit and a pay slip should be enough.

Maybe perhaps look at a flatshare (WG in German). Try wg-zimmer.ch

Re: Is it possbile to rent on temporary contract.

Where are you going to be based? Anywhere near Zurich?

I plan on selling my place which has flats in it. It is 15 mins from Zurich HB. Until it sells I would possibly rent on a monthly basis, so either of us could give the other a months notice whenever. It is in Adliswil, and is not flashy or modern, and the rent would reflect that.

So yes, it can be done.

Hi,

Yes, I'll be working near Zurich HB, so if there is some reasonable commute to that area it might be something for me!

Would you PM me with all details / dates??

Jacek

That's what I thought when I heard this over phone...
The exact words on contract are:
Temporary contract and therm
Contract term: Open-ended (with 1 months notice)
And few lines below it says:
This employment shall begin... and shall run for an unlimited period.

Weird as it sounds...

If it sounds weird to you and to other people then there might be something really weird going on... ask the opinion of a friend/lawyer. Maybe they are trying to cover their backs if they want to do nasty things to you later on (I have no knowledge whatsoever, I just think it sounds strange).

Good look with the apartment!

I doubt that their doing anything nasty, it clearly says there is 1 months notice for both sides. Also, it is a VERY reputable and known IT company, not some small unknown one.
I think the reason for this is that I will be hired to work on a project that might and at some stage and if it does they won't have to pay redundancy (and with this contract they won't have to), but that's what I agreed for (this project has been going on for 3-4 years in EU and I doubt it will finish any time soon).

Thanks for all advice, I really appreciate this!

Jacek
