You need to get a tenant in to take over the lease. You can't just bail on it, you would have to find someone to take over. If its a decent flat though its shouldnt be that difficult.

I just pass the same procedure. I had a one year contract, but I wanted to leave after 10 months. I finally found somebody to take over the rest of the contract.

I am also planning to leave my apartment before the end of tenancy agreement. I have found more suitable accommodation for my family, with a garden and more bedrooms but for the same price.
My contract has started on the 1st of March and should last two years. I would like to terminate it at the beginning of November. Is there a specific day of the month to finish my contract? Does it always have to be 1st or 15th of the month? I live in Vaud.

You can't "terminate" before the two years are up. It's up to you to find a new tenant if you want to leave early.

Re dates, the start or the middle of a month are customary, since it makes life easier regarding utilities, tax etc. But in theory, the landlord, the new tenant and you can agree on any date that suits you.

If it is a decent apartment in a good location, you should have no problem finding a "nachmieter", if you want to leave early. It is difficult to find apartments in Luzern.

Why no offer it here in the rental section, with a full description and photos. You mind well find a taker tout de suite.
