rental value / valeur locatif

hello,

is there anybody who can explain what is the valeur locatif for a property?

if i buy a property of 1mil, how much will i be taxed?

the bank told me its better to never own really the property but always keep the debt with the bank so i am not overtaxed?

can somebody help me with the calc with the example of a prop of 1 mil and i own say 50% of it..how mych will i be taxed in canton Vaud?

thanks!
g.

Re: rental value / valeur locatif

Here is some info from the Vaud website:

http://www.vd.ch/fr/themes/etat-droi...uentes/divers/

Speak to the tax office for an estimate.

As for whether it is better to pay down the loan, or not - there is no way to give a general answer as this really depends on one's individual financial situation, the interest rate, your tax rate, and your opportunity costs.

At today's low interest rates, carrying a high debt might be prudent in light of other financial considerations. Should the rates rise (as many expect them to do), it may be prudent to pay the loan down, or off. Should property values fall, your bank may require you to do so - as happened in the early 90s, catching many people by surprise.

Best to speak with a financial advisor at your bank, or your tax accountant.
