parking place rental price increase


i have rented a parking place in montreux.

i am currently paying directly the previous tenant, and at the end of this month will take on a contract with the agency.

the agency are charging 180CHF per month.

the previous tenant says that he is only paying 150CHF.

I think that i should take on the new contract at 150CHF per month also, what argument do i have here?
