renting a villa in geneva

Hello,
Is renting a villa in Geneva very different from renting an apartment ? I have applied to rent a villa in Geneva and am wondering if there is anything I need to keep an eye out for. I understand the total SIG bill will be my responsibility (ex. heat, water, electricity). Does anyone know what SIG bill for a 140 meters squared villa should be? The villa is very old, but interior is fully renovated. The basement has some water stains on the wall. Is that something that will be a recurring problem ?
Is anyone familiar with office des batiments ? How is office des batiments as a regie ?
Sorry for all the questions. I am beginning to have second thoughts about this "ideal" villa. I hope someone can provide me with some reassuring feedback.

Electricity and heating will be a bit higher - but it is your rent that will really show the difference...

There is usually charges for garden maintenance as well. If a well cared for place, it is typical that the owner requires you to use their gardener, and pay for it, as well. Other things like rubbish removal fees are generally required for a house, it would depend on the contract and what the owner passes on as individual charges and what is covered in the rent.

Thank you for the information. I think there might be to many hidden charges I am unaware of in renting a villa. I have the weekend to do some more research, before I decide wether or not I want to sign the contract.

The villa is in Veyrier village. I decided not to rent it since a freind mentioned their tends to be a high rate of break-in, since Veyrier village is right next to the French border.
