So I heard that 1st October is an important date

along with 1st April...many landlords only allow people to break rental contract on these dates.

If this is true, I then have a question:

I plan to arrive in Zurich in early September to start house hunting. Am I already too late? I mean, if most apartments will become available on 1st October, I assume they'll be advertised months ahead, by early September they should mostly be rented out already?

If that's the case, I might have to start my house hunting even earlier.

Those are the official dates for many apartments, but there is plenty of traffic in apartments in between those times, too, as anyone who wants to leave before the official date is obliged to look for a tenant to replace him.

Interesting, I hope this is not the case as I arrive on this date (so it's important to me personally!), and will start actually viewing then.

Yes, it seems to vary depending on the landlord and agency. My current lease stipulates 1st April/June/October, but the previous one had no restriction at all apart from a notice period.

As already said, plenty of people move outside of the "official" periods as well.

Each Kanton has its own dates- as everything in CH. Arriving last minute to find accommodation in places like Zurich + area, and Geneva-Lausanne- is just NOT advisable as they can be so hard to find. Secure temporary accommodation for a couple of months first, the start looking.

What are you looking for and what is your min/max budget - you never know somebody might have something here to offer.

Thanks everyone for your kind reply. I'm looking mostly at Adliswil/Horgen area with budget of ~3000CHF per month. My Zurich colleagues has recommended some serviced apartments that I can live in while house hunting.

Great, honestly it is the best idea- unless you get somebody here or at work who can pass on their lease to you, and you check everything with a toothcomb.

Based on my experience, the October 1st thing is only a PR, employed by I don't know who, to give you an impression that there is some logic and organization involved in finding a flat around Zurich. In reality, there is none!

Well in theory there are these "special" dates. But we found a place starting mid-month(!) no worries. After all, people leave their flats and look for new tenants to take over the flat asap, people die and the landlord is keen on finding new tenants, people want to move on less "traditional" dates as it's easier to find movers then, etc etc etc.

Re Horgen/Adliswil: If you work for a certain company that has its own bus stop in Zurich, but also some newer campuses in Adliswil , there's dedicated transport to and from Thalwil train station.

Re Horgen: while some will tell you to avoid the area around "Waldegg" (by the motorway exit, but a long way away from the town center), there is some good value housing in Horgen proper, mainly older blocks of flats that have been renovated, and where 2 beds (3 1/2 "rooms" in Swiss real estate speak) can be had for under CHF 2'000 pcm. Some are empty following renovations, so the landlords can be quite flexible re moving-in dates. On your budget, it's not as bad as most people tell you.

The moving dates are aimed at people moving out not finding accommodation. If you move out between the moving dates you have to find someone to take over your tenancy, if you move out on the official moving dates, you don't.

That's the rule of thumb, some contracts might vary but it's got sod all to do with PR. How did you work that out?
