Hi
I arrived in Zug a few weeks ago and after hectic apartment searches and being turned down I rushed into accepting an apartment I can't really afford but I was getting desperate.
Unfortunately 24 hours later I was accepted for a much more affordable apartment.
I contacted the first landlord explaining my situation and asking if we can cancel the contract.
His response was "its not that easy".
Does anyone know what my rights are as a prospective tenant are? Is there a "cooling off" period where I am still allowed to cancel a lease if I have not paid the security deposit yet?
Worst case scenario does this mean I have to move in anyway and give 3 months notice right away?
Thank you! I know my situation is really not good and not sending a good message about expats but I was given all sorts of scary advice about taking the first apartment available and now am really in a pickle.

It looks to me as if the 30 days applies to alterations to the contract made by the person renting out the accomodation. Not really the same thing as a person wanting to get out of an agreement.

Looks like you need to advertise the flat and find another renter. Otherwise you need to pay, your rights are to use the apartment!

The rental contract is secured by a deposit, if you read the lease you would see this. As you have not paid this, you should really try to get out of the lease by saying you do not have the deposit money. No landlord is going to want someone who can't pay. Did you mention you have debts?

Thank you for your responses. I think I will need to try to find a replacement tenant. Good idea re advertising it on here although for some reason I do not have the right to post in marketplace under the adverts... Is this normal? I am a relatively new user of this site, not sure why its blocked?

Just to close out this thread.. I got the sense that the landlord was going to make it difficult on me so have done the "right" thing and will be honouring the lease. I did ask him for permission to sublet a room as needed which was granted and will be looking to rent a small room on a temporary basis.
When I say I can't afford it this is not based on % salary but rather that I still have a mortgage in the UK and had underestimated my taxes/insurance costs in Switzerland (and was even given a wrong calculation by my employer).
