Where should we live?

I'm starting to look for a place to live. We plan to move sometime between December and February (I know, not the designated times), which puts us at some disadvantage, maybe. But it's the semester break so that's when it has to be.

Anyway, my husband's office is in Oerlikon. Right by the train. So he'd like to be able to get to his office within half an hour, 45 minutes max - on the train (right now he's traveling 1:45 and riding three trains from Belp, which sucks. He's driven a couple of times, it takes 90 minutes on a good day, but too much driving will give him road rage).

We're looking for about 5 rooms, lots of light, preferably an attika with terrace or ground floor with garden, apartment, house, whatever.

Dachwohnung with sloping roof is probably not an option. My husband is very tall and will knock his head on something, like the sloping roof. We need to have a lift if it's not on the ground floor, and a parking space. Budget is no more than 4000 including nebenkosten. (Obviously, I'd like to spend less, but whatever).

Our problem of course is that we have a 20 kg dog, and I'm home with her most of the time. She's actually pretty good, as far as I can tell. Sleeps most of the day.

I want something out of the city, but still in KT Zurich, although we do like parts of Aargau (Baden, Wettingen).

I've been looking at Uster, Pffafikon (ZH), Stafa and everything in between north of Meilen (yes, I know that Stafa is not north of Meilen) Sort of an arc connecting Uster to Stafa. Also Winterhur. I've also looked at the other side of the lake too, not too familar with areas there.

I want to stay in Zurich because of health care issues. I need to be followed every 3 months by an oncologist, and I want to be where there are a lot of them to choose from. We have only the basic insurance, and I haven't worked out the all-kanton coverage issue quite yet.

I've read the threads about where to live in Zurich, but most of them are focused on the city - we don't want to be in the city.

RIght now, I live in a large neighborhood of apartments and row houses surrounded by farms. We really like this. And I don't care if there are expats or English speaking people in the neighborhood. All my neighbors are Swiss, my town has only 10% auslanders. If I can find something similar, that's what I'd really like. But i know that it will be different.

We figure that we're going to live in this new place 2-3 years while we look around for something to build/buy.

Anyway, if there are other areas that any of you can suggest, I'd appreciate it...

I suggest on the south slopes just over the river from Baden. Great houses, some even with pools, large and reasonable prices. I lived just up the road and was very happy there for 6 months.

You might like to consider that health insurance (and rents) are considerably less expensive in the canton of Aargau than in Zurich. If you only have health insurance coverage for your canton of residence, it is only a small surcharge to increase your coverage to all of Switzerland (which would then cover Zurich of course).

Yep, considering that....although truth be told, the rents I've seen in places that i like in aargau are similar to zurich oberland rents. I'm looking along the s-bahn line in aargau. But good point about cost of health insurance, although i thought we paid more in Bern.

I guess you are renting.

Oerlikon is pretty decently located, along the S14 line I would look at Dubendorf - unfashionable but cheap because of that
Nanikon- Greifensee - quiet by the lake and has a castle
Uster - bit more lively good transport but big, less countryside for a dog.
Wetzikon - pretty much as above but smaller
Tax also lower than Zuerich

Going north puts you near the airport, there are some nice places depending on if you don't mind the planes -niederwenigen and Bulach for example, that S5 line though does seem to get delayed a lot mind.

Affoltern way is nice but the night train never used to go there, so you had to be out of town by just after 12, not sure if this has changed.

Anywhere along the Zurich lake is expensive - you will get more bang for your buck looking elsewhere.

Staefa is too far out for Oerlikon, the furthest on that side of the lake I would look would be Meilen, Uetikon is nice but the walk from the hill to the train station puts it well over 45mins.

You need to factor in the time it takes from train station Oerlikon to his office and take that off the 45min train time, then for each area you look at draw a circle around the train station based on walking time, and only look at places in that circle. If there is no green for the dog, dump the area and try somewhere else. I find that anywhere with a river has a footpath and is good for dogs.

If you are trying to minimise commute time I would look along the S14.

Well, just to update.

We decided to concentrate around Uster, but it was a bitch to find anything. We applied for 3 and didn't get any. There must have been like 20 people applying for each one. Although each allowed pets, I think that when push came to shove, they might have taken less risk and picked the people without pets. I'm sure there are people with higher salaries, and in one place there might have been a bit of an anti-foreigner bias. When you have so many applicants it's a crap shoot anyway, and we got the crap!

We looked at something in Tann - really too far out, but nice view. Oetwil an der Limmat - just didn't suit us - too old. My husband really likes modern stuff, and needs high ceilings (he's tall and slanting, pointy roofs are dangerous).

So then we found something in Winterthur near the Toss. It's a modern development, big terrace, light and modern space - perhaps not so much character, but we'll add that. Also less than we're paying now, which was our goal. Yes, the taxes are higher than some of the Oberland areas, but less than Bern, and my husband's commute is easy for him.

So it's been an interesting and sometimes demoralizing process, but I am happy that I'm not going to be homeless in January. Next time, we plan to buy which will be even more of a nightmare, I'm sure.

The non-Gold coast side of Lake Zurich is probably better for dogs as from Horgen onwards, there's a footpath along the edge and lots of dog walking places at the Halbinsel at Au and around there.

For reference Au to Oerlikon by train is 38 minutes, Richterswil 48mins and Waedenswil 34 minutes (faster trains).

Much cheaper than Thalwil as well and good access to the motorway.

Quite a few of garden flats as well are available from what I've seen.

Plus you get the lake views which put a smile on your face.

I second Planthead. Dubendorf is a great area, and dont discount Pfaffikon as well. Other areas along the S18 line, like Zumikon, Zollikerberg have endless dog trails.

Alternatively, consider towns nearer to the lake like Uetikon am See or Oetwil am See. They arent right on the lake so your budget of 4000CHF will definitely get you the space you desire. Having said that, dont totally scratch out towns on the lake itself as they have direct train links to Oerlikon - I've looked yesterday and I've seen decent 5.5 zimmer apartments going for less than 4K, yes on the gold coast

You seem to be very flexible with regards to area so dont give up on your desired ones as yet as good spacious properties do come up, plus your budget is very healthy.

I've lived in Uster for close to 3 years. I really like it. It's small enough to be cosy, yet it's big enough to have a large Migros, small Coop, quite a few other shops, restuarants, bars and gyms and other conveniences.

It's an 11 minute direct train S5/S15 to Stadelhofen (15 mins to HB). The S14 takes you to Oerlikon in 15 minutes.

There are plenty of places with nice views a short walk from the center of Uster. Behind the hospital, go up to Pfisterberg, there are lots of nice houses with cute little gardens and new developments:

A 5-10 minute walk towards the Uster Nord highway ramp and there is a lovely little forest on the left where you can have a great walk with your dog. It also has tennis courts, horse riding and vita parcours.

Or you can get on your bike and cycle 10mins to Nieder Uster right by the lake. From there it's a lovely 30 minute walk by the lake to Greifensee.

I feel Uster has lots to offer, especially open spaces, yet they are easy to reach and in close proximity.

Greifensee is also really lovely but very small.

Funny thing was that for the last 2, almost 3 months I've been pulling all of the stuff listed on homegate and comparis and wherever else for all over Kt Zurich, Baden and nothing listed on the Thalwil side of the lake suited us - either too small or too expensive. We need a lot of space, more than 120m2, a terrace for the dog, and we decided that we didn't want to go above 3200 a month if we didn't have to.

And the view is decent. Better view if I climb the hill, so that's some impetus for movement.

My husband's heard good things from people about Winterthur, and since the taxes are lower than Bern, it's all relative. The commute into both Oerlikon and ZrhHB is easy. And I'm happy to have this over with, too.
