Property in CH - a wise investment?

Hello

Does anyone have any experience with investigating property to purchase in Switzerland purely as a financial investment? It doesn't seem to be as popular as in other countries and I'm not sure why. Is it because of the high capital gain tax?

I built a house here 18 years ago and the increase in value is equal to a compound rate of 2.05%. So, as an investment you could do a lot better than this.
I think that if property speculation started to push up prices the cantons and/or the government would move to control.

I have recently purchased an appartment in a place called Pont-la-Ville not far from Fribourg, from similiar units around i'd say it was about 25% under priced.... My biggest regret is that until I get my B Permit I can only buy one....

The reason they are so cheap is that the block was bought by a foundation and the last beneficiary is up the financial creek and has lost his paddle.....The banks are just about to move in on him and he wants to save face before it happens....As a property speculator in the UK I found the oppurtunity to hard to resist..... I can give details of the selling agent if anyone is interested..

Dont quote me on this, but I thought that there were heavy tax penalties to discourage property speculators (in the kanton of Zurich at least).

goto (Website) its a bit scrappy but look at the properties in Pont-la-Ville there are two left and they are great value. On the site there are some very good investment properties and I know there are 3 IBIS hotel oppurtunities ready to go on it. For more impormation please contact me privately. Regards Anthony

To return to the original question, it seems that the rate of appreciation in many parts of Switzerland is quite low. However, in the Geneva area there were considerable opportunities when the real estate crashed in early 1990s. Those who bought immediately after the crash up to approximately 2004 can now earn a good profit since prices in some Geneva communes increased by more than 100%. But I am not sure that current prices can continue to appreciate for much longer.
