None, unless you want to. If they don't like it, they have the option to move elsewhere. Or you could offer to make the improvements, but point out that the rent will likely have to be increased because of the improvements.

What's specified in your contract? Surely you have some termination of lease conditions in it? Unless you've changed them what was originally agreed still stands.

They've actually been pretty good tenants, other than asking for new appliances and reduction in rent, so all appliances were new 2 about years ago. The house was built in about 1996.
The old ones were about 10 years old. They went to the tenants association for advice and the tenants association told them that we were charging below what they considered a fair rent, even so we reduced it for them.
They threatened to leave if we didn't.
So it's a shame to see them go, the main sticking point was that she would do a lot of washing, I think perhaps that she washed for others. She used her own dryer and vented it through the window, but in 2012 they became illegal, so she wanted a condensing dryer. I refused to buy the dryer, so she started drying them indoors and as she works i suspect she left the cellar window closed.
Anyway, that caused a problem with damp in the cellar. I never had a problem with damp, I just opened the barred window. The former two lots of tenants there for about 5 years, never complained about damp. I inspected the house never saw evidence of it after the lease finished.

On the lease, we wrote that they can give notice 3 monthly in March, June or September. So I guess they will give it in March but that was almost 8 years, we then went to a month to month, so I am wondering if they will give me one month's notice, or if they will give notice in March.
Or if they will force me to make the upgrades while keeping the rent low.
I just got busy getting estimates for everything it will be about Sfr15000 without the insulation work or painting.

I am in the US and it is really difficult to keep this house going from afar, so I generally just give in to demands, send me the bill. I am wondering whether I should just keep it empty, taxwise it might be more beneficial.

Other than the washing and wanting fancy appliances, they are great.

Anyway, I'm really grateful for all the advice , it's so frustrating.

They cannot force you to do anything. The property is yours and they rented it as is. If she used her own dryer before, then she can simply buy herself a new condensing dryer. There's no onus on you to provide one for her. You never provided her with a dryer to start with so she has no claim for a replacement from you.

Well, they've missed the 3 month deadline for March as that was the end of December so they'll either have to wait until June (notification by end of March) or they may try the one month notice.

You could get an agency to look after things here for you. That's what our landlord did in the house we rented. He lived in the Far East and was only back in Switzerland a couple of times a year. We did the same when we initially rented our house in the UK, had an agency to deal with things for us. It's simply too awkward to do long distance.

Thanks Medea, yes I think it would be fairer on us and future tenants if we got an agency to handle it. I guess I would rather like to move back in- get hubby to take early retirement!
