Not true, the partners risked all their joint personal wealth on every trade they made. When you risk your future it pays to get it right. Very different to employees of banks who get bonus's when there is no profit.

There are 2 sides to every financial transaction, one person wins & one looses, there is no con, one person is smarter than the other thats all. GS because of the personal risks they were taking played safe & only played the game if they thought they would win.

What I was saying was that con artists, as cashboy pointed out, "get it right for themselves and their personal bonuses but not their clients over the years".

Sometimes there is a con because the winner knows that the client is getting crap but the winner is "smart" enough not to let the client know.

In Zürich city and other equivalent areas, I doubt the correction will be drastic, while there remains less than 150 unoccupied apartments in the whole city of Zürich at any time.

As Switzerland suburbanizes like the growth of Wallisellen/ZH with the arrival of Allianz near the Glattzentrum shopping center right on the edge of Zürich city, some areas will remain popular so long as they retain a local economic growth. The limits to growth is something to focus on, for example will Switzerland want its first "Megacity"?

I'm particularly curious how the reforms might go on Capital gains taxation and Eigenmietwert. Buying can really affect your tax bill, especially as in 4 years of ownership my Eigenmietwert has already been increased by the Tax authorities by 20% leading to additional Federal taxes, irrespective of no For Sale sign outside my door. This can affect valuations even in the absence of a sale as mentioned earlier in Nyon/VD.

Was your property re valued for tax at Market value or lower? Thanks

Did you improve your place at all? Was anything changed or renovated that would lead to an increase in value?
