with the rent you get from the garage can you rent another garage nearby until you get your own garage back?

If so rent another garage until you get yours back...

the only fear is that the current tennent keeps the garage indefenetley...in switzerland i heard you can make appeal against the contract

That's not 4% profit, you will have expenses & charges to pay so probably 2-3% which makes the capital cost too high, you can use the rent as justification!
