Deposit question

Hellooo to everyone on this great forum!

I am currently finalizing a move to Zurich...first time living in Switzerland, and very very nervous/excited!

I had a quick question that some of the more experienced members could perhaps help me with...

I have just returned from a 2 week stay in the city, finalizing an apartment to stay in long term. I found a great apartment through the university listings, viewed it yesterday, and got told today that it is mine - upon payment of the deposit etc...

I would like some advice on the deposit situation... The landlady (whom I met and is very nice) has provided me with some Swiss bank details, where the deposit should be 'deposited', following which the apartment will be removed from the listings etc. I want to verify that this account is a Mietkautionskonto account, which I spoke with her about at the time. How can I do this? I will of course ask her for clarification, but would like an 'outside' confirmation?

I am no longer in Zurich, but would it be possible to open one of these accounts myself, and if so, how would I do it? I could come back to the city for a day or two to arrange these details (hugely important I know), but would like an idea of what it would take. Everything seems above board (where the advert was, I've seen the apartment, met the landlady etc...) but dont want to be scammed!

Oh and one more thing, is the SwissCaution option any good/feasible? I can afford the deposit, but think it may be better to have m money accessible and take the relatively small hit each year.

Hi Fishface,

It is common to put down a deposit in a separate bank account, only to be lifted with mutual approval from tenant and landlord/lady. The contracts should be sent to you by the bank or your landlady. Don't worry, this works flawless, in my experience.

OK, so now I'm very confused!

At first, I was told to place the deposit in to a swiss account (details enclosed by the new landlord), following which the apartment would be removed from listings. I would then pick up the keys and pay the first months rent on the 1st of October (moving date).

So...being unsure of the account in question, I asked for verification that it was (A) a Mietkautionskonto account, and (B) whether she would accept SwissCaution.

I have since received this reply...

"...If you insist on a "Mietkautionskonto" we need a signature of both parties involved. We can not do that via mail. So far the saving account in the tenants name has always been sufficient.
We are agreable to reserve the apartment for you but we need a down-payment of at least one month of rent within the next two days. This only will allow us to stop all advertisements. The bank account for the monthly payments is the IBAN number I gave you before.
We then can arrange the transfer of the depot when you get the keys...."

This really confuses me, as it (A) implies the original deposit account specified would be in my name (which would be great), but that (B) the rent would also be transferred in to this account (surely the rent and deposit shouldn't go in to the same account?

I am currently back in the UK? and have thus offered to return to Zurich to open a Mietkautionskonto? but don't like being rushed etc.

Can someone experienced inform of the 'standard' procedure for renting an apartment in Zurich? I assume it should be....

1. Contract signed.
2. Opening of Mietkautionskonto (hopefuly in person)
3. Placement of deposit by tenant in to account.
4. Details of transaction enclosed to landlord.
5. Keys transferred and rent payed/moving in?

Am I being paranoid now, is this a misunderstanding, or should I be suspicious?
