Poll - Swiss house pricing outlook

Trying to make a decision about something and would like a consensus....

12 months from today, what do you think house pricing here will be versus today?

Depends very much on Ye Olde 'location, location, location'. But overall I'd stay more or less the same or slightly down.

I agree with Odile. Prices have risen this year already thanks to low interest rates. They are here to stay but where property prices go from here depends on whether we get inflation and the extent of any slowdown. Overheated regions fuelled by foreigners will be most vulnerable to a slackening of demand but either way, I doubt over 12 months, property will react that much.

Mortgages will remain the same until inflation starts to kick in, maybe in 18 months time: so try for long term fixed mortgages.

Recently there has been heavy inward migration, we need many more small apartments for young mobile workers.

The prices will be stable for family size housing and apartments. But regionally 2 & 3 rooms will increase a lot. Geneva & Zurich will continue to rise, but Bern, Basel, Lausanne & Luzern not so much. Out in the sticks, house prices might fall slightly.

Rentals will go up everywhere as much as the landlords can squeeze out of us & the law allows.

If you are looking for something to buy, I would suggest 2 apartments next to each other. Make a door or two, and you have a flexible investment.
