I would be interested to know the prices the others agreed & if they got any 'cash back' on signing the contract.
In the UK there is often a huge cash back scam, the developer can then get a high price noted at the land registry. It's often 25% or more of the purchase price, then people are surprised the nasty banks undervalue. Some fools will pay anything to get on the 'ladder' which looks like turning into a snake any time soon.
