Heating bill...

Hi there,

I have received a bill for the heating. Well it's much more I have expected to be. I'm paying "Nebenkosten" monthly and now I have received a bill to cover extend of the heating for last winter. In the previous apartment I have paid something about 90 CHF and the winter was cold and long like the one before and now it is almost 600 CHF! Now renting company suggested me to pay more NK monthly to avoid this shock when the year ends.

I will ask renting company if all of the neighbors have the same amount to pay but anyway it is huge amount!

Have you every had something like this?

Maybe someone made a simple mistake in the calculations.

We also had one of those shocks a few years ago - turned out, on examining the account there was a miscalculation in the adding/substracting. So have a goood long look at it, and do your own sums.

I think it's just one of those things. Before I signed the contract on my apartment I asked how much this additional bill was for the previous few years and they said 300-400 CHF (2.5 rooms). Forewarned is forearmed!

My brain's too old to figure out to do a link but a search should find it....

Oh thanks, that reminded me to go close the flue on the Kacheloffen!

Our heating is on, but not used in all the rooms, yet, just the bathrooms. The Kacheloffen is fantastic, it sends a bit of warmth thru the whole house, but is hard work - carting in big logs of wood!

Thanks, the Google bit sounds a little OTT, but the copy/paste bit makes sense! Yet another tick in my 'learn how this computer lark works' box.

With 80 square meters and cable TV, a lift, and a gardener-handyman I pay CHF 320,-- per month for heating and extra costs on top of my basic rental. That is reasonable.

Ja, first check the calculation.

When we got this shock, my son (clever grown-up lad) did the figuring, and arrived at the Landlord owing US money! Landlord was a bit miffed at an Auslander being able to work a calculator, methinks.

Way too high. It's almost like a second rent.

I have checked the figures and they look correct. We have the same metric system like in the post from 2008 so every 100. Looking on an average we are not the highest consumer, I would say little bit than average.

They suggested us to pay more monthly for the nebenkosten (220 CHF from 180 CHF now) to avoid such a situation next year. I think I will go for it and wait for the next year bill.

Rules of thumb:

- 'Nebenkosten' usually amount to 15-25% of the monthly rent
- The lower the rent, the higher the relative amount of 'Nebenkosten'
- Traditional heating has become more expensive in the last few years

Common problem:

Landlords announce payments on account lower than the actual 'Nebenkosten'. After the first year, their tenants are in for an unpleasant surprise. Unfortunately, Swiss courts go along with this practice.
