While searching for appartments it seem feasible to perhaps buy 2 properties with a mortgage on both and gain more living space than the price of a single property of the same living space. eg Our older children could occupy a smaller flat and hence it would allow us to occupy another flat. The properties could be in the same gemeinde or even a different one.

I am not sure if this is allowed and what are the tax implications eg Kanton tax and Gemeinde tax : eg if the properties are in the same Gemeinde or in different ones

Would a mortgage lender be prepared to do this if the total payments can be covered within the 30% of disposable income ?

Any other thoughts ?

Your bank/mortgage lender will be the ones to ask for a definitive answer. But if you have the residential status to buy one, then more should not be a problem.

At present you can get tax relief on as many mortgages on as many properties as you want. But it is unlikely to remain like that as there is a move to cut mortgage tax relief and Eigenmietwert...

Buying a small multi-family house than needs modernising could be cheaper still. You then just need one nice bathroom and kitchen. You are going to be at the mercy of other owners in the block if you buy two flats. Service charge hikes, etc. This MFH has the advantage that it is only one property. Better value per unit, lower costs, easier for the bank to appreciate & finance.
