They really didn`t reject the new proposed applicant , but they are just stretching things and taking their sweet time. They told the new applicant that they are thinking about it and investigating their papers (it`s been two weeks) ! the new applicant submitted : the form signed, the financial clearance (Betribung) copy of their work permits (B-permit) and contracts (they make more than 150 grands a year) and apartment is CHF1700 monthly!

Then they told us that they don`t like this new applicant ! They said it`s another B-permit holder ! They would prefer a Swiss or a Cpermit person, they also said we don`t want a young couple in the apartment because the lady might get pregnant and then they have to move again! Plus Irish people are loud and drink too much (new applicants are Irish)

This was all told to us verbally nothing written ! We also provided another applicant who works in Coop and they told us this applicant might not be a good fit for the building !

For me, I know I`ll have to go to the MV and get this all documented and sorted. It just makes me really mad (it upsets my stomach) to have to deal with racist and prejudice people especially when they are that blunt about it, it even makes me madder that they can get away with it. Also, we all have busy lives, having to put all this energy in this matter is just absurd.

So it's pretty simple. Tell the regie either accept the proposition or accept that you are off the hook. Failing which you will sue them.

It really won't take too long for them to decide, you just got to show you know the law and you won't be dicked around.

The landlord can reject the candidates you submit for all those lovely reasons, but s/he needs to let you off the hook. That is what you should tell them and/or get the MV to right them and tell them just that.

Hello,

I have a similar case, I am living the apartment three months before the contract ends, so I called the regie and they told that I have to present a letter informing my departure and then I have to look for new tenants willing to take the lease.

Then provide the regie with three applicants (names) and In the case the regie rejects them I don't need to keep looking, but I have to be willing to show the apartment.
