Seeking Suggestion regarding Sublease

Hello everyone, I am considering subleasing my apartment for half a year. I have a few questions.

1. Do I need to notify my agent regarding the sublease? I won't make any profit from the sublease for sure?

2. When I sign a sublease contract, do I need to forward a copy to my agent? Where can I find a sublease contract sample in English?

3. Currently my apartment only has the basic fire insurance. Do I need to get some additional insurance?

I am a non-EU with a B permit, and have not done sublease before. I would be appreciated if you could provide me with any advice.

Yes you have to let the agent know. You can't make any profit from the rent per se but you could charge a premium for the furnishings unless the flat was already furnished when you got it.

Yes, you can find one I used before here. Sorry it's in German but just put it through google translate. You will need to have three copies one for you, one for the person subleting from you and one for the landlord / management company.

You could make it a condition that the person interested in the sublet has to have 3rd party liability insurance in case you are worried that some of your items would be damaged. You can also require a deposit that will offer you some protection. No other insurances are needed as far as I'm concerned, if there is a flooding or fire accident your own insurance should cover the items you insured with them, you're tennants items are not covered so they can arrange that themselves.

Also, check all the details and fine print in your contract, there could be some restrictions, etc. on sub-leasing. But at a minimum as said above, you need to have it sanctioned by the owner/regis.

There have been too many illegal sublets in Geneva in recent times, and they really are enforcing this quite strictly now.
