Regulations for renting apartment in Zurich

Hi,
I am looking for an apartment for me and my family (wife and daughter, 3.5 Yrs). I know that some of my friends are staying in 2.5 zimmer with similarly sized family, however I was told that I should get a 3.5 zimmer as that is the norm. So I was wondering what are the norms and how strict these are? Are there any other rules/regulations/norms that I should be aware of like income restrictions ( I was told that since I make more than 5K monthly I shouldn't even think about applying for cheap accomodation,as the agencies prefer to offer the cheaper ones to people who earn lesser).
