I take it you just have to present at least one 'suitable' nachmieter; if the owner does not agree on the candidate, then tough luck, you do not have to keep paying rent/seeking a nachmieter?

Correct, if the candidate is 'suitable' (solvent/no outstanding debt/no betreibung/good references) you only have to pay till you move out.

when I moved out of rented accomodation before the lease end, the landlord actually told me that because he wanted to raise the rent for the new tennants, he would find someone to take it over. I was free to go. He didn't find someone for the day I left, but there was no charge to me.

He said that is the law / rules.
