There was a thread pioneered by a user called HAT about a year ago in which he described his experience in great detail, and how he installed cameras to catch the landlord in the act of coming into his apartment. It was a bit of an overkill I remember...
Anyhow just tell her or write to her without even mentioning your suspicions. If she owns the apartment then I suspect she has rights of access for maintenance or emergency purposes but it she should at least ask you first, and of course you can insist on being there unless it is an emergency.

last week we had some heating problem, basically no heating almost in all the apartment. we called our landlady and explained the problem.
she said that she would send someone to check the system in the keller. later in the evening she sent an email to my boyfriend saying that the guy increased the pressure of the boiler and asked us to confirm whether the heating was now working.
when in the evening I come home I noticed that the heating was working well in all the rooms and in addition I noticed few more things:
1- there was some water spots on the internal stairs in the apartment
2-there was a strange little key (the one used to release the air-water from the heating) left on the floor close to one of the heating.
3- the level of the heating in the bathroom (one of the few that was working) was increased to 5 and I am 100% sure that when I left in the morning I turned it down to 2.
Basically somebody (with or without her) was in the apartment to fix the problem without our permission.
I know that the landlady has the key of the apartment and already once right after we moved in she sent somebody to fix the shower without asking us. at that time I told her that she should always inform us when she plan to send somebody...but she seems to not do that all the times.
I am very upset about this situation and I would like to tell her that this is annoying and I think even illegal. But on the other hand I cannot prove all this (except this key) and I don't want to start big fights (our relation is already not the best and I don't want her to kick us out!)
I am wondering what can I do to prevent this happening again. can she really keep the key of the apartment?
any suggestions?
