| | Swisshaus and cost of building
Has anybody here had experience of the company Swisshaus?
On their website they give a few examples of quotes for total (land+building+financing) costs: http://www.swisshaus.ch/de/service/f...beispiele.html
Do their numbers seem reasonable? I seem to remember there's a couple of members here who've built for themselves, and that the costs they mentioned were considerably greater.

Another company had a 299.000 special offer, however the quote was 650,000 or more when it was on paper.
A Webber haus from Germany 130,000 euro turned into 750,000 CHF here, apparantly the electrics are different.......

Double it and add a bit is a good rule of thumb in construction. For money and time that is, rather than timber size!

So they definitely DO exist.
Does the 'nutzflache' here include the basement here or not?. The rest of the house i.e living areas, bedrooms, lounge etc might be just 120m2. In addition the land size would also be a consideration.

I was mainly surprised that any sort of fully-functioning house could be built for the prices they were claiming. Certainly from the figures I vaguely remember people quoting just for electrics, basements and connecting to the utilities, they seemed optimistic in the extreme.

Basement is extra, probably 60K for the basement & 60K to dig the earth!
I wasted a lot of time, another architect showed me a house that cost 200,000 to build, when I wanted the exact thing it was 425,000!

People round our neck of the woods have built these houses (a quick tour of the Baselbiet villages will reveal quite a number I think) and yes, the prices are pretty much what they come up as on the website in my opinion.
One neighbour has the Altea model and I have drunk quite a few coffees in her living area (plus had a tour around when they just moved in). It is not the biggest of houses but if you come from the UK (particularly the SE of England) then it is very spacious for a family home and at a very reasonable price. Of course cellars cost extra, as do garages/car ports etc. Another neighbour has the Kira model. Larger and actually really lovely (because they have spectacular views from the curved front).
But in response to your question, yes - if you keep your plans modest and buy where land prices are more reasonable (outer edges of Baselland) then you should be able to bring a similar house in for around the 600,000 Chf mark - and less if you take no basement (which is not so common in BL but, for example, in JU where salaries are in general lower and land is cheaper, the majority of new homes have no basement as its cheaper to build out not down).
Regarding the definition of net liveable area - look on Homegate as they explain the Swiss regulations that they follow for definition of net liveable area. But having said that, I know of a couple of well known estate agent chains that do not follow this but include even things like covered patio areas. So the best thing to do would be to check directly with Swisshaus.
