End of tenancy cleaning - DIY?

I had always assumed that most people employed an end of contact cleaner when vacating their flats, despite the cost. However, two friends of mine have moved in the last year, done their own cleaning and not had large fines.

So now it's my turn. We're moving out over one weekend and we also need to clean that weekend. I assume hiring cleaners over a weekend will be extremely expensive and I may not even get one who will work on a Sunday.

So before I make my final decision, to DIY or not DIY, could you help me by answering my poll? Please, I only want genuine experiences not your friend's aunt's neighbours experience.

Weve done both - I would recommend to hire someone.

When we cleaned - we lived in a 4.5 and started cleaning 4 days ahead of time, things like the oven (must be spotless), dishwasher, cabinets that were empty etc. We did hire someone to come and clean the carpets and balcony awning, but we're trying to save money so didn't have them clean it all. We tried doing the metal shutters, outside windows, balcony floor, all that stuff - but in the end it was too much and we ran out of time. Now - when we had our walk through the agency was fine with the cleaning, but the new tenant kicked up a fuss so we had to pay again to have someone come and clean everything.

When we hired someone - they managed to do a 4.5 in half a day, but they were still cleaning during the inspection and the woman from the agency was a total cow and really difficult. Had we have cleaned it would have been a nightmare.

I honestly believe your experience will be solely based on the person who does the walk through - they could be really lax or they could take apart the bathroom fan with a rubber glove. So it's up to you - how much is your time worth? Are you willing to spend hours cleaning to have to pay a company to come in anyways?

Oh - and you would more than likely be able to schedule the cleaning and walk through for the Monday after the weekend.

You didn't add "Have DIY'd all went well, but will never DIY again, because I can't be bothered". LOL

My aunt's cousin's sister had DIY'd-it with no problems. She has also just had her regular cleaning lady DIY-it. Just remember it takes a LONG time. The fewer people you have working the longer it will take.

It is REALLY hard work. If you aren't going to work really hard just pay someone to do it for you.

You'll need to leave time for fix things that are not done properly or be prepared to pay to have it cleaned again.

Professionals know everything that needs to be cleaned so I really think it's just best to leave it to them. 9 times out of 10 you'll forget to or not know you have to clean something.

This reminds me of my wedding when my cousin was asked by someone he didn't know how he new the bride and/or groom. His response was 'I'm the cousin of the brother of the bride...' Needless to say, he was pretty drunk

I cleaned everything myself after moving from a 2.5 room flat. Cleaning on the day before the handover wasn't too bad because I had done a really thorough cleaning of every crevice as I packed up. When the day of inspection came, I did a quick run through of every room and made sure every surface was dust free and clean. In the end there were only 2 things the hauswart asked for me to reclean before we left (a 2 level cabinet the height of the oven that I didn't know could be removed from the hinges, and the windowsill outside the bathroom window, which I honestly had forgotten to even clean).

That being said, I also regularly kept things like the shutters clean (we had a huge farm & field behind the house so they were always covered with pollen otherwise).

If you clean your bathroom & kitchen regularly then the clean up in there shouldn't be that bad either -- just making sure to get all the small things you sometimes overlook (make sure the drain pipes are clean too!).

We were also lucky enough to be here for the hand over inspection of the vacating tenant, so we know exactly what the hauswart will be looking for when we leave.

You haven't got a "DIY and got no fines at all" selection in your vote.

There have been a lot of threads on this over the years.

The key point is if you cannot understand how clean it is expected to be then don't bother to try and do it yourself.

Swiss people (from what I have seen) do some serious cleaning for the duration of their time in their rented accommodation and so there's nothing too arduous when they move out.

On the other hand, you read posts on here from people who are vacating their places and, for example, never realised that the hob extractor fan had a removable, and washable filter.

For what it's worth: I moved out of a flat I own and cleaned it to the best of my ability. Knowing my incompetence in such matters I told the rental agents to then get in some professionals. For CHF 600 they cleaned it again.

As it turned out the tenants were beastly tenants and I quickly got service contracts for the appliances and the heating system so these would no longer be my problem.

On another story, I once rented a furnished flat in Geneva for the last few months of my employment there. I hardly used the place, and certainly didn't cook there. Yet when I moved out the management charged me for all sorts of damaged stuff.

The point: Some Swiss have integrity in such matters (including, I like to think, myself: and I rarely charge a departing tenant for damage; the last time I can think of being for professional rug cleaning when the tenant spilled her entire dinner on the carpet in an accident just before she left. And other time when a tenant's drunk guest decided to see if he could catch a wine bottle he dropped before it broke the glass coffee table (he couldn't).)

None of that really answers your question so I'm not going to take the test.

Yes, I (we) have had success with apartment cleaning. But .... only because I had a month to do it in, and we could slowly move over to the next place.

Actually, clean is clean, and to clean properly, in this country, you need to do it with a toothbrush! (and a dentist`s mirror to see round bends, like in the toilet).

You will not be able to get a cleaner on a Sunday. Saturday is possible, the cost may be higher than a weekday but then again it depends on the firm.

My "professional" opinion having attended hundreds of handovers is that the cleaning companies not only have professional products and supplies to clean with, they have experience and most importantly, the professional firms give you a guarantee which means they attend the handover and stand behind their work. Some (not all) will even argue with a property owner/manager on your behalf.

My own experience, having personally cleaned a large house once in preparation for the handover is that not only do you need to know exactly what to clean and how, but you need a considerable amount of time. Some property management firms insist on a professional cleaning firm. If you have any carpets, you must use a professional machine to clean them.

I am not saying you cannot clean on your own, but it is a ton of work and without the tools the professionals use, (i.e. machines to clean the grout between tiles, polishers for wood floors) you may never achieve the same results and satisfy the property manager.

Was your apartment professionally cleaned before you moved in?

Don't assume that hiring a cleaning company removes all the stress.

I hired a cleaning company with a guarantee, when I told them when the hand-over was they said they only came back if the landlord wanted more to be cleaned. Stupidly I hadn't confirmed that they actually would attend the handover - I thought that was what the guarantee meant. So there is lesson number 1 for you.

They also did, in my opinion, a poor job. I walked in to the empty flat after cleaning (only 13 months since it had been built, we only stayed a year and had a regular cleaner every week so it was not particularly dirty to start with), and immediately saw marks on the floors and other surfaces that when walking around with a damp cloth I was able to remove. Stupidly I had assumed that a 'professional' cleaning company would be able to clean better than me (lesson number 2).

The landlord did require further cleaning - fairly, in my view - because the cleaners had not properly cleaned the parquet flooring, even though I had sent them the cleaning instructions that came with the flat weeks in advance to make sure they brought the right materials.

Sadly not all cleaning companies perform equally. I too have been disappointed by the cleaning from reputable companies. You can get an excellent crew, or you can get unlucky.
The important thing is that they put it right. That is why it is important to get references, and definitely confirm attendance at the handover from the start. Many companies prefer to be paid in cash (they still provide a receipt) and attend the handover for this reason.

When we moved into our brand-new place, it had been "professionally cleaned".

The previously spotless kitchen cabinets (left that way by the installers) looked liked they had been mopped with dirty water as did the wooden floors.

When the building company said they'd get them to come back, my wife was horrified. They had done enough damage already.

We ended up cleaning it ourselves.

We also cleaned the last place ourselves prior to moving out and at the hand-over, the agency said they had never, ever seen one of their places looking so clean.

No wonder the "Professional cleaners" have to offer a guarantee

We had a month while renting two properties, and I thought that that would be plenty time to do the 5.5 place we had moved out off.....NEVER again!

Despite borrowing a steam cleaner from one of our neighbours and going over the place with, what I thought, was a fine tooth comb we still failed miserably, and ended up with a 900CHF bill to have professional cleaners in after the walk-through.

The hassle (and to be truthful..stress) to me just isn't worth it.I honestly felt like bursting into tears when I was told we had failed. Next time we'll bite the bullet and no matter what it costs, we'll get cleaners in from day one.

I know it all depends on the company who carry out the walk-through, and how 'picky' they are, but I just wouldn't want to take the chance.

When I lived in a 2.5 zimmer or a studio I cleaned myself. Well, I asked a bunch of my friends to come over for a cleaning party and I paid for Pizza and Beer afterwards! It always went well for me and I never got fined anything ! note, I always asked one of my good Swiss picky friends to check the place and approve it before handover date and they always pointed out things I would never have thought about, such as cleaning filters of tabs in kitchen and toilets, cleaning the shutters from outside, cleaning the top of the door frames , shinning the aluminum window frame from the outside, replacing shower hose and replacing any kitchen or toilet bulb that is not working !! So, I guess if you can pay attention to those sort of details and you have the time and energy to do so , then yes , clean yourself and save the money.

I also moved from a 4.5 Zimmer place and for sure hired a cleaning company since I had no Energy to clean and had to move and clean on same weekend !


Good luck with your move, it`s a hassle but it always a great feeling one the move is done, your unpacked and you set in your new living room admiring the new place

Suggestion - ask your landlord/lady for a preferred supplier. Then if the flat is not cleaned well, the supplier risks losing future business.

That's the point I was trying to make earlier.

Things that some people don't even think to clean, (the things you describe, and which your Swiss friend spotted) the Swiss may clean on a regular basis.

We regularly clean the filters on our taps and at least a couple of times a year, clean the shutters on the outside.
Our dishwasher was not draining properly last week so I ordered and fitted a new drainage pump gasket. Routine maintenance.
Our kitchen extractor fan would pass an inspection now. The filters were in the dishwasher last night and the rest was cleaned (it wasn't that dirty because it gets done regularly).
