What is "vente en nom" and "vente en PPE"?
 
In the ads for houses and apartments I see often such words: "vente en nom" and "vente en PPE".

What does that mean? I found an explanation via Google on some official site but did not get it.

For "Vente en nom" I can't answer but "Vente en PPE" means :

"Vente en propriété par étage". This means someone/a company sells a house floor by floor. In other words the buyer will own an appartment and the floor, as well as some part of the house (whith the other owners).

Look at the "Chambre immobiliaire" of your canton (google, phone-book): they should have the info you're looking for.

I found an explanation of "vente en nom" here:

I read it, but I can not figure out what it signifies. It should be an important point as it is in many ads. For example:

I tentatively understand that it means that the house is sold to a person, not to a company. And that the taxes are to be paid. But this can be completely wrong. It is just my guessing.

...Some houses are owned by a company, called société immobilière or S.I., of which the house is the only asset. You don't buy the house, but the company. This form of ownership is no longer is fashion but some houses are sold like this. To stress that the sale is not through a société immobilière (or S.I.), some brokers list the house as being sold en nom (under name). Please note that buying through a société immobilière or through a strawman does not change one iota of the Lex Friedrich restricting sale of Swiss real estate to foreigners.

Between Swiss and foreigners there are "border" cases. For example, I know that with the Swiss residence permit type "B" one can buy a plot of land and a house on it. Or only a land for the house (terrain).

What I do not know if having "B" for canton Geneva one can buy the house in canton Vaud, where prices are more realistic.

As explained earlier by UKPenguin, vente en nom means that the property is sold to you directly and not as a share, ie through SIAL. The difference is that it is taxed differently and also you can not buy through SIAL if you are not Swiss/EU national. Which does not matter much because few houses today are sold through SIAL.

And PPE means propriété par étage, which is one form of ownership where you basically own one part of the land and the right to a housing unit that is built on it.

Hi, I have a question about the SIAL.... what are the pros and cons of such a purpose. I saw an ad for a nice apartment that I would like but it is through SIAL not PPE... are there any negative points to this?
