It makes people think they are considerably richer than they are....... and that the property investment made a better return than it did. All good for patting yourself on the back for buying a house rather than stocks.

Point here is that by postponing the payment of the tax... The tax rate you are swallowing decreases 5 % per year (if I remember well, or maybe 3%)... Hence it is indeed wise to defer the tax, the longer the better...
