Breaking a lease / moving out

I still have 1 more year on my flat, but need to move back to the US. I have already tried to look for a tenant, and the best I could do was to find someone who will take over in few months.

What would happen if I just left the country? I'll lose my deposit... but what else would happen if I don't pay for 2 months?

The owner will go to court and get access to your deposit money. He will then file a credit failure against you, and you will have problems getting credit in the US.

Please contact the owner and ask for help in finding a new tenant. It is difficult finding accomodation everywhere in Switzerland, so I must assume there is something you haven't done correctly. Otherwise you would have found several willing tenants by now.

What for? You'll be giving an example to support the "myth" that foreigners are bad tenants...

There's so many prospective tenants in Switzerland (maybe not everywhere but I'm sure it's quite easy to find a replacement).

You had taken some responsibilities by renting someone else's property. Assume them now!!!

My deposit is 2 month's rent. And new tenant comes in 2 months. Doesn't it make more sense to not pay and have them take the money out of the deposit?

Why not post the details of your place on here and see if you can get someone quicker?

Don't forget that the apartment has to be cleaned and a proper hand over done, if you do walk away it will just make it harder for the next tenant, straight off the landlord will have trust issues with them and that is not fair is it?

If your landlord is happy with the new tenant you found, then try having a word with him, pointing out that you're happy to let him have the deposit in lieu of outstanding rent and that you'll arrange for the necessary cleaning, etc before you leave and see what his reaction is. He might be okay with such an arrangement and you can leave Switzerland with a clear conscience.

If you just go, you not only give foreigners a bad name rental wise, as Sbrinz said it may affect your credit rating and possibly (this is just a thought) may also go down as a black mark against you with the authorities here, meaning you'll never be allowed back into the country.
