Valuation of chalet

Hi Everybody, I haven't been here for ages but have spent all morning seeing if there is an answer to my question but haven't manage to find one.

We are selling our Chalet in Valais and we are selling it through the agent who looks after it for us and lets it out for us. He also sold us the chalet in 2007 and has given me his valuation for the sale now. He has also suggested that we get some sort of valuation for the property which costs about 450 francs and will help us sell the property. It is something to do with an Architect, I am not sure what he is going on about. My French is not brilliant and his English is the same so we have to use Google translate via email at the moment.

We never had this when we bought the property in 2007 and I am not sure what it will do, Has anyone had any experience of this sort of thing? I have tried looking for any info but have not found anything so far.

Is the reason for a valuation to better understand the local market in order to set the price? If so, speak to your bank. Many will do a valuation for free, as they have an interest at stake.

But the mention of needing an architect confuses me - I wouldn't rely on an architect for advise on market conditions.

Could it be a survey of the condition of the house?

I would clarify exactly what is being discuss before going further and certainly before spending money.

How much do you trust this agent? I have learned from experience that one should never enter into contracts unless one is fluent in legalese, not just in the local language. If you don't speak enough French to understand e-mails from the agent I would very seriously consider hiring a lawyer to oversee the sale on your behalf.

It's caveat venditor as well as emptor - never forget it's a jungle out there.

The architect would do a survey to ensure all is in order, I imagine. If you need help with the French, get in touch and I'll talk to the agent. Get in touch by pm if you want me to help. Vercorin is a great resort - such a shame you have to sell.

Will you be advertising it here on EF too?

Hi Thank you very much for your offer. Yes I think you are right and it is a survey at the condition of the Chalet. It is quite old and we don't have a construction date, it could be as old as 1890 but was renovated in the 80s to a high standard. We bought it as a holiday home and we have rented it out with no problems, it has been full every winter we bought it. We feel with our lives now that we don't have time to go out as often as we did and when we do I worry about little jobs which need to be done and I don't have much of a holiday. Can you advertise a house on EF, I didn't know, can you tell me more about what to do. Thanks Crafty45

To advertise here you need to wait until you have a minimum of 10 posts. So look at the threads and see if there is anything you'd like to comment on. Of course a description is necessary, but photos really help- maybe someone in the family knows how to post photos here? Or you'll be able to put a link to the Estate Agent's photos, etc, when they've done it.

Such a shame again that you can't keep it - and it is such a great family resort- and fab for snowboarder who can go up by bubble and not have to struggle with t-bars and pomas. I wish .... Are you in the uk Crafty?

Hi Yes I am in the UK. Because we are foreigners we have to keep the Chalet until April 2013 but we have put it on the market now. I thought about Homegate and then doing a deal with the agent to show people around the Chalet when we are not there. What would be a real help would be a good French translation of an advert for home gate, could you help me with this, it would just be the description. I have been a member here before but my user name and password got mixed up so I had to join again. It is a great resource for me. Thanks again
