Cancelling contract after signing

Hello. can anyone shed any light as to what the legal liability is after you have signed a rental lease and send back to agency.

So my personal circumstances have changed and will no longer be able to move in as planned but have signed the contract and sent to agency. Is there a grace period before you pay the deposit etc to cancel?

Or are you then committed and have to give notice as per the standard 3 months and lose rent?

Any information will be greatly useful?

If you have not consulted them, it might be a good thing to ask them for advice having looked through the details of your contract ( breach, early termination etc. ):

There is no cooling off period, depending on the dates when you can give notice it could well be more than 3 months, possibly up to 6 months rent or several years if you agreed a minimum period.........!

You either pay the rent or find someone to take over your obligations.

You can use Google Chrome browser that provides an auto translate from non-EN to EN, get contact and other information and ring them up ( most speak English - Sprechen Sie auch Englisch bitte ? ought to melt them a bit )

The rental contract is secured by the deposit.
The question is have your financial circumstances changed? Or something that would affect your ability to pay the rent? The best thing to do is just talk to them and explain the situation. You might get a lot further than you think, as long as you are telling the truth and have a legitimate reason. (and not because you found another flat )
