Subletting whilst away query

I might be away from Zurich for a few month, so rather than having the apartment empty, I am thinking about sub-letting the apartment. Has anyone done it and what do I need to do in order to make sure I can get the apartment back in one piece? Of course I will be leaving my furniture around but my personal belongs will be packed away. So how do I deal with damage etc? Any advice is appreciated. Also where is the best place to advertise.

Re: subletting

For me, it would be a total NO - unless I knew the person or had excellent personal references. The thought of coming back to lots of damage, both to the apartment, or to my furniture - or worse- just would not be worth the risk. Whatever you decide, make sure the owner/landlord gives you permission- because if you don't you could lose your flat. And make sure you have Insurance to cover for any problems.

What if they trash the place, sell the furniture, leave without paying the rent? Or sub-sub let to somebody else, who ....

I normally have a very positive and trusting outlook on life, but the thought of sub-letting gives me the heeby jeebies.

Re: subletting

Sub-letting in CH?

Legal Definition of Sub-Letting?

Is subletting eligible?

Best if both parties also had insurance to protect themselves in the event of damage. Making extra keys can be costly in CH!

Re: Subletting whilst away query

I understand you want to save some money, but I really cannot recommend your idea at all.

It is fraught with dangers, there are laws in Switzerland to protect the landlord, but to get everything back in good order again after a bad letting might take months of frustration and hard work.

Re: Subletting whilst away query

Thanks very much for your advice so far. I just thinking that I probably will be away more than a few months and while I am away, I have to pay rent and everything else.. when I first came, I did look at some people letting out their apartment while they travelling while I look for my own place. So that got me thinking now.

My problem is that this few months might turn into a bit longer and given the difficulty in find a place to live, hence I am a bit reluctant to give it up and having to look for another place when I come back!
