A bit harsh but you are right that 15 years ago was more or less the start of rising prices. At that time I had no hope of affording a property in any case so did not pay too much heed, but I certainly heard it enough times that "Switzerland isn't like other countries" and that prices are still too high and are going to fall....

By the time I was in a position to afford something prices were on the up every year of course, but our requirements of an affordable place in the city limits combined with the oft used blind bidding system meant that it took a long time to find a property a) we wanted and could afford to bid on and b) had a winning bid.

Not everybody needs to have a house occupied, there are also tax implications to take into account.

Some people would rather leave it empty than deal with tenants.
