Tenants rights when apartment being sold

Hi everyone,

I am new to Switzerland and I am living temporarily as a subtenant until I get to move to my "permanent" rental apartment. Yesterday I learned that the apartment I am staying at is being sold. Today was already the first showing, so I had to change my plans and spend 4 hours at home while strangers visited our place. I haven't experienced anything similar in the past, so it felt quite unpleasant.

I know that this topic has already been discussed in the previous threads, but I couldn't find all the answers.

- Am I really required to let strangers in my apartment without having the chance to know who they really are?
- Does the owner really dictate when the visits happen? What are my rights? Or is there any?
- The agent I talked with said that I could just give my key to my neighbour if I don't happen to be at home. I don't know my neighbour at all, am I really required or at least supposed to trust the neighbour just like that? And let strangers rummage our place while we are gone?
- All the visitors walked in in their dirty outdoor shoes. I was in a shock so I didn't know what to say where I am coming from, it is very disrespectful behaviour towards the host. At least nobody farted or spat on the floor. Is it reasonable to expect and ask at least basic manners from the visitors?
- People were photographing the apartment, including our belongings. Is that also OK in this country?

In short, with an already high rent, I feel that I am getting considerably less than what I bargained for. Does a tenant have any rights to the place he/she is living in?

Not a lot, no. But viewings should be cleared with you so you can tidy up the place if necessary and arranged at a time mutually convenient to both parties. They are not allowed to just turn up unannounced and expect to view the property.

It's not the most fun thing in the world, but with any luck the property will sell quickly and the viewings will stop. When the house we were renting was on the market the agent arranged 7 viewings over the course of 24 hours and it was snapped up by the first family to view it so we didn't have to put up with any more people coming in.

Next time, walk around naked, or in S&M gear.

Have porn playing on your widescreen TV, with Death-Metal playing on your stereo (or Brittney Spears).

Bring a donkey.

And take pictures of the picture takers.
