renting out property in Geneva

Hi !! Please help if you can ...

we have a house that we have been trying to rent out, in Geneva. During the past three month the agent has not taken many people there, and we have now managed to find a 'friend of a friend' that wants the house (therefore are reluctant to involve an agent at this stage for assistance and pay her a fee for a tenant we had to find ourselves.. )

My questions are -

1. with regard to a contract, I am thinking of redrawing up the one which we used when we were renting the same property, it is pretty basic and seems to cover most angles.. Does this contract need to be 'handed in' anywhere, or just it just remain in the hands of ourselves and the tenant ?

2. would / should we change SIG into the tenants name or just leave it in ours ? And how easily is the change done - does it just mean a quick visit to the offices on the bridge ? (bearing in mind that we - the owners - are no longer in the country)....

3. any other suggestions / tips / advice would be very welcome We are returning to Gva within 2 years and don't want to mess up on any legal issues and prejudice our permits on return.

No it doesn't need to be handed in.

Better change it so you're sure if there is any unpaid bills problem you won't be in trouble. The name change can be done on SIG's website.
