Zurich Property Report

Hi - I have lived in Zurich for a few months now and am thinking of buying both to live and as an investment. I have always lived in Kreis 3 but was thinking of looking elsewhere as well. Does anyone know of a relatively up to date property report of the different districts?

In particular property prices, appreciation in the last few years, crime rates, transportation links etc.

Your best bet is to start with your normal bank, mine has quite comprehensive albeit conservative valuations based on m2 / m3, condition and potential rental value. I don't know if they will give you the information to take away but print a few dream properties out and make an appointment detailing what you are looking at before hand and you will get a good feel for what values are and their position on what you are thinking. Zurich selling prices (but not asking prices!!) have stayed flat over the last year.

Those are historical asking prices, not prices that a property sold for.

I've read somewhere that there is public data available for all houses currently sold, and that was usually looked at by professionals to evaluate the current market situation, without basing on rumors or media crap news.

So if someone finds that, probably it's showing the current selling price of all properties (?)

in the UK the land registry had such data - although it was published with some delay. the asking prices can be a leading indicator (with appropriate adjustment).

but the raw data itself is only of limited use. you need to seasonally adjust and mix-adjust it to make it useful.

i suppose the same data should be available from the grundbuchamt, but i thnk in switzerland there are far too few transactions to get much data.

Folk just use Zoopla in the UK to gain current, current value, sold price etc.
