Compensation for repair works in my flat?

Dear all,

We are living in a rented flat in Switzerland and recently some water leaks appeared on the wall and on the floor. Apparently the repair is going to take several weeks and many people coming in and out of the flat.

Of course the owner is going to carry with the repair costs, but on our side we will not be able to use a substantial part of the flat for weeks (including a bathroom) and most important, we will have to skip hours of work to let the builders in and out.

I have not been able to find whether we are entitled to a "compensation" for these inconveniences, such a reduction of the rent or similar.

Does anyone know about such rights or has been in a similar situation?

UK national with a location in Spain living in a rented flat in Switzerland. Time to change your location info me thinks.

Could possibly be due a rent reduction for the duration of the works, but you'd need to check with the local renters' association to be sure.

Your best bet is to contact the local Mieterverband (tenant association). Membership is not expensive, and they will be able to advise you of your rights in this situation and others that may arise.

Has anyone been already in such situation?

I checked the mieterverband which offers personal assistance for 65 CHF... maybe it's a good option too.

Does your building have a concierge/caretaker?
It's common practice here to entrust them with a key when work needs doing. That way you don't waste time having to be on the spot to admit the workmen.

Why go straight to the tenants' association without asking the landlord first? In the landlord's position I'd be a lot mote willing to work with someone who asked me before getting the legal eagles involved.
