Buying a home in Canton Zurich or Canton Aargau

We are moving to Zug in July and would like to buy a home.We can see that we could get more for our money if we buy in Canton Zurich or Canton Aargau as opposed to Canton Zug, but wanted to know if anyone has a any specific insight/experience on saleability/desirability of Canton Aargau vs. Canton Zurich - the parts within appox. 20 mins drive of Zug city.

Zug = very high prices of real estate + very low taxes
Zurich = high prices of real estate + relatively low taxes + closer to Zug
Aargau = reasonable prices + higher taxes + further away from Zug

Reality is it all depends on circumstances, seizable opportunities, good deals and first hand info.
Have a look at www.comparis.ch at Immobilien (Property). Worth studying the market first.

Hi Jacek,
Thanks - all prices seem finely tuned according to the tax/canton/ distance to Zug equation. I guess this also answers my concerns on saleability of Aargau, as it could take longer to find someone who wasn't so bothered about the slightly higher tax/ distance but prioritised the type of house and more rural location like us.

There is no real market for property in CH, property can remain on the market for years, you might do better to rent first & make sure you can handle living in CH first.

Both Zurich Kanton (county) and Aragau border Zug so it is incorrect to say one is further away.

Don't even think of buying property until you have lived here at least 2 years. Search these forums to see why it's not the same as the UK...

If you mean that narrow stripe of land bordering Zug with relatively high property prices up to Dietikon and Wohlen then you are right.

Properties in Aargau generally seem to get cheaper when one moves either closer towards DE border or to more rural areas, which require commuting. Been studying property prices and anything closer to Zurich or Zug is exorbitant.

You might also consider Schwyz, another bordering canton.

Or not. We sold our house in Kt. Aargau in under a month. It was just over the border from Kt. Zurich.

I thought you were advertising a house for sale, that you later decided to rent out IIRC, so possibly 1 sold & 1 did not.

Have you received the cash yet or is it just in theory sold & how long did the sale process take if you have been paid?

There are so many factors to consider, which few of us understand when we first arrive, not only does each area and village have different tax implications, but different personalities, as well.

Perhaps a list of your priorities could help you narrow down your search. Ours always went like this:

1. School location ( international?)
2. House ( size, attractiveness, price)
3. Distance to workplace

Naturally, if you buy for an investment, you need to think like your potential market....which may prove to take some time...

No, it was the other way around. Initially we considered renting it, but then we decided to sell it.

From the time we listed the house on the internet, it took one month until it was reserved with a deposit and a signed agreement. The house was empty and available to move into immediately.

At the buyer's request, the appointment at the notary and the official handover was about 6 weeks later. The process for buying a house in Canton Aargau is slightly different to Zurich as we use "Zahlungsversprechen".

The house has been registered in the "Grundbuch" in the name of the new owners, they have received the keys and we have been paid.

For a first time buyer I think the entire process of buying a house can be overwhelming

We had all the information available which a buyer would need to make an informed decision and arrange financing. Most of the viewings were on the weekends, including Sundays. There were no group showings. Every interested person had their own viewing time. It is a big house (8.5 rooms ) and it took time to show it properly. The buyers viewed the house more than once, but that is to be expected when one is making such an important purchase.

There were no agents involved. (I am not a real estate agent, I have only handled rental properties which have been sold and I have assisted the owners and buyers with this process).

You are welcome.

I second the advice of others, rent first before buying. I have clients who rented when they first arrived. Some purchased the properties they rented initially, others purchased nearby and others further afield. In all cases the employment location was unchanged.

I think that for the right property many people are willing to accept a longer commute. A 20 minute drive to one's workplace is very short.
