Apartment Deposit - pay former tenants and "take" it over?

Hopefully someone will be able to help...

We're applying for an apartment at the moment and have been asked by the current tenants if it would be ok for them to transfer their deposit to us, when we take on the apartment, and then for us to give them the cash.

This may sound like a silly question but as newbies to Switzerland we have no idea if this is normal or not!

Is this a standard process and will the apartment still go through the usual landlord's checks before we sign the lease?

We just don't want to be in a situation where we've handed over several thousand francs and are charged for damage that was there when we arrived.

Any advice welcome...
