Rent reduction for major repairs

Our landlord wishes to do significant repairs in the living area of our maisonette. Initially said we would not have to pay rent but now says that as the 2 upstairs bedrooms are not affected , the rent reduction will be only 50%. I suspect this is what his Insurers have agreed to pay.
Does anyone know if this is usual in Switzerland?

Will you still be able to live in the place while it is being done up? If so, then a 100% reduction (no rent) would be extraordinary.

50% does seem to be the top end of normal, depending on what the renovations involve. Unless you can make a case that the apartment is really unlivable (e.g. no hot water) I don't think you'll be able to negotiate any more than that.
