[France] Costs Involved in Selling a House

Hi

Requesting some info from members who may have sold houses in France (as primary residence)

I was not sure, what all costs/charges are involved in selling a house (in France, Alsace), and in early termination of mortgage.

The below come to my mind:

1. commission for the real-estate agent
2. penalty for early termination of mortgage

I was told (by real-estate agent) that notary charges would be on the buyer.

Are there any other charges e.g. paying property tax before transferring the ownership etc etc; that I need to be aware of?

I was recently quoted €25k as sales commission by estate agents in the Geneva area on a house sale of €450k.
Not sure if that was a nation-wide flat rate or a percentage of the house price though. Looking for a way of selling it myself rather than giving them an obscene amount of money for doing very little now that the matter isn't quite so urgent.

Taxes Foncière et Habitation; these are annual taxes, so if you're in residence on the 1st of January then you are liable for the entire year unless you manage to persuade a buyer to assume his 'share'.

Can't help on the early mortgage termination, I would think it depends on the type of mortgage (I know there isn't one in my paricular mortgage but that's not necessarily the norm). Best check with your lender.

thanks, I am working with same agency that I bought the house from, and would pay 3.5% of the sale price (~12K for my house, based on our estimates)

I was not sure if there would be other charges to be paid to local government agencies etc.

since we lived here the full year so, it is fair to pay Taxes Foncière et Habitation.

Since my relocation package covers all these costs, so I want to prepare a complete list of expenses to avoid any surprises later

Just to clarify; I meant that the taxes Foncière et Habitation are payable for the coming year, not just the present year.
So if you still own your property on 1st of January 2015 you're liable for those taxes the whole of 2015, even if you move out in February 2015.
If you move at some point this year (2014) you'll have to pay whatever remains for this year, even if you're not in residence for the last couple of months.
