Repairs after 10 years
 
Iíve heard and seen from various sources including here that after living in a rented apartment for a period of time (10 years?) you can oblige the landlord to make various refurbishments such as repainting the walls. In my case I also have some damage to wooden floor tiles and to a door hinge.

I havenít seen anything definitive and thereís nothing in my contract about this, so is it a statutory right? Does the tenant have to share in the costs at all? Iíd just like to know this before approaching the landlord.

Not obliged to repair/repaint. However if the <insert building maintenance task/object> hasn't been repaired in a time period greater than the stipulated period you are not liable for repairs.

Example:
Prior to moving in - all walls are freshly painted.
After 3 years you leave and one wall is covered in marks. Assuming a painted wall lasts 10 years you are obliged to pay 70% of the costs to repair.
If you were were to leave after 13 years you are not responsible for repainting.

(That is based on wear and tear).

Wooden floors are expected to last a long time.
Door hinge, you'll need to better describe what is wrong with it? It may fall under minor repair (<150-200chf) which you would also be liable for.
