Sending application for renting apartment without visiting

Hello,

I live in Lausanne and currently actively searching for apartment in Zurich.
My problem is that most of the visits for apartment are in working days and practically I cannot drive just to see one apartment and then apply it.

As we all know finding an apartment in Zurich, especially, is tough.
Therefore, taking a risk, I will directly send the application to agency based on ONLY the description and photos in the advertisement. And go with my feeling.

Of course, I do understand the risk if taking an apartment without physically seeing. In fact, that's how I got my current apartment after applying more than 20 apartments. I did this last time because I had no other choice to get the apartment in two months.

Do you think, will it cause a problem with the agency?

I would be thankful if I know all the consequences of doing this.

It is HIGHLY unlikely that you'll get an apartment in Zürich - there are lines and lines of people wanting them just as much as you, and with the trillion factors adding into the decision-making process of agencies, I'd say that appearance (first impressions!) is a major one.

Just think about it - you apply for an apartment supplying all the necessary documents and a picture and references, and ten people with your qualifications show up at the apartment and apply as well.

They - as opposed to you - have the opportunity to ask the prospective landlord questions on the spot at the viewing,

to respond to any inquiries the agency might have without the agency needing to contact them and wait for them to respond,

can immediately assure the prospective landlord/agency that they fulfil extra requirements the landlord/agency only mentions at the viewing, while you would have to hear of those extra requirements to be able to respond,

are sure to apply in the way the landlord/agency prefers because they can ask which method that is (if I don't want to be contacted by email but only by post, I'm free to delete all emails without reading - if I don't want a letter I'm free to only read emails, so if you were to apply in the wrong way, you'd be screwed),

and lastly, by seeing the applicant, the landlord/agency know who would be moving in and have the opportunity to personally get to know them - a factor which I would consider very important if I were in their position.

I would not recommend it. If you really want an apartment, contact the agency/landlord and ask for a weekend viewing. Because that probably won't be possible (why should they make it so, with many applicants free to come during the week as they live closer), you'll just have to take half days off and head to Zürich for viewings - or chance it and only apply in writing/by phone.

Thanks alot for giving more insight.

The main problem is

I agree with you for the fact that being there at time of viewing and meeting landlord or old tenant would give more information and will probably increase the chances of selection. Also visiting may give even more information that will be useful when I have moved in the apartment.

But do you think people of Agency will also be there at the time of viewing? From my past experience, it was always the last/outgoing tenant or conceirge(in French). But in Zurich do we have possibility to meet people from agency during visiting hours ? If I am dealing with landlord the he/she would be there most likely no?

It entirely depends on the apartment - I've had both (tenant and landlord being there) happen.

If the tenant still is living in the flat at the time of the viewing, you'll probably end up seeing them at the viewing but dealing with the landlord/agency in writing, while if the apartment is newly built/rented after renovation, it is probable that you'll be seeing the landlord/agency contact at the viewing and also dealing with them in writing.

When I came to Zurich I applied for 40-50 apartments. In most of the cases current tenants shown the apartment and handed over application. In very few cases there was a person from agency and I have never seen a landlord .

Lets assume you blindly apply for apartments. One lucky sunny day you get a call from agency to ask you "Do you still want this apartment?". You say "Ya!! I loved this beautiful apartment and want is asap". They say "Okay!! we send you the contract". After receiving contract you call agency to have visitation again as you have some doubts. If they allow then its wonderful otherwise you deny signing contract. You may get a small bill for wasting their time but its still lot cheaper than hiring a relocation agent or personally visiting each and every apartment.

Most funny thing is that if apartment is suitably priced then forms run out and you are adviced to download it from the property management website so it was very easy to apply for same agency again if you have already filled out form on computer once .
