How to rent out one of my rooms(flatshare) properly?

I want to rent out one room in my appartments for a short term (1 to 6 months). Thinking how to do the things right?
1. Should I inform my lendlord/Verwaltung about that?
2. Where to find the draft of the contract ?
Please advise, if someone did the same

Yes you MUST inform him, and give him a copy of the new contract between you and the sub tenant.

2. Where to find the draft of the contract ?

You do have to inform your landlord and get his approval. He can only withhold the approval for a very small number of reasons:

1. rent is too high (you can't make a profit from it, although you can charge extra if it's furnished)
2. tenant is likely to cause damage

You remain liable for the full rent via-a-vis the landlord.

I have rented one room in my 3.5 rooms apartment to another person.
I took the apartment with an agency with the contract on my name.
During the contract I have told the agency that i would share the apartment with 1 more person once i find somebody.
Do I still need to inform the agency? The person staying with me is on temporary period of 5 months.

I am also considering doing this, but with a furnished room. What are the advantages in Zurich? Flats rent very quickly here, so is it really useful to furnish it? Or is it better without furnishings?
