Leaving apartment - cleaning

Hi Everyone,

I hope someone can help me. I will be leaving my apartment at the end of April and want to know if it's possible that I do the bulk of the cleaning and then hire a cleaner for an hour or two just for anything I've missed?

Has anyone done this before or know if it's acceptable?

I'd say it depends on whether you want a fixed price guaranteed service or just someone to effectively help.


For the guarantee then no, otherwise you could get the quote and simply not do your part, and personal views on "clean" vary a lot anyway, with letting agents being in another league!


Plenty of companies will do "spring cleaning" and would probably cover the adhoc option, but I can't say for sure.


The "acceptable" part is simply down to you and the letting agents / owner - there's nothing to say you must use a professional cleaner, it's just that there's so much to do when moving it's one less thing to cover yourself if you can afford it.

I have a similar issue but also what is regarded as fair wear and tear? HAve you been asked to repair every little dint on anything?

HI Swanny - i see that you are living in Basel so i figured id ask you on this cleaning point. Did you end up getting your apt professionally cleaned or did you do it yourself?

My apt is small and i was the only one living in it, travelling outside of the country most of the time. I don't want to waste money on professional cleaners if its really not required (it doesn't state it in my contract, but i am still fearful of the swiss standard of cleanliness vs. my own)

Hello
I have my own Cleaning company and I work with people who are under budget. For example is you would like to do the cleaning yourself but would need someone to come in and give a final check, I can help you with that.
Also I charge a small fee to be present during the handover.

If you also require a cleaning with a garantee or someone to finish a job which a Landlord or agent is not happy with. I am happy to work with you.

I recommend using a professional cleaning company, its worth the cost particularly if you have a large institutional landlord. And have the cleaners there during the handover to do anything the landlord asks "on the spot"

I recently cancelled my apartment contract and I received some documents back from my agency. I received a bill for "Reinigungspauschale" and HK-Ablesung worth CHF 200 total.
a) What is HK-Ablesung?
b) Here's the clause about the Reinigungspauschale: "Wird das mietobjekt uebermaessig verschmutzt zurueckgegeben, bleibt eine zusatzliche Nachbelastung-ueber die Reinigungspauschale hinaus-vorbehalten"...If google translated it well-does this mean Reinigungspauschale is the basic cleaning fee and I have to pay more if the apartment is not as clean per the landlord's standard?

And again... Basel rules on cleaning are different, very different, from rules for other places.

I suspect that they can't make you pay the Reinigungspauschal charge - they're just trying it on. Either it's clean enough or it isn't. Personally, I wouldn't pay anything until after the formal handover of the apartment, when you have got their signature in black and white.

Having recently been through the process ourselves, I realise that there are letting agencies who, although they work purely in the landlord's interest, and at the landlord's expense, also find ways of taking a cut from unsuspecting tenants.

But it says in the letter that I should pay it within 30 days (of receipt of the bill).

A lot of Basel rental contracts state that the apartment needs to be handed over only "Besenrein" (swept clean) and the cleaning fee that must be paid.

The places I've had with these contracts have been a lot cheaper and easier than those where a professional clean is specified. I wish they were all like that.

I think that's how it is for my apartment. In the Merkblatt Wohnungsrueckgabe, it says "Das Mietobjeckt ist gemaess in besenreinem Zustand zurueckzugeben."

It sounds like a really good deal. We paid something like 600chf for a small 2,5 bedroom appartment with the guarantee. We found it expensive but much easier. The real estate agent was so picky and looking at every detail I was glad we had the guarantee
